Responsibilities

- Manage daily operations at the site and ensure that all technical services are as per client's requirements.
- Oversee all electromechanical operations, repair, and maintenance.
- Oversee all building systems, including fire/life safety, MEP, and all critical utilities.
- Ensure the documentation of assets under asset list/tracker.
- Ensure documentation and checking of assets under the defect liability period and AMC/CAMC in a tracker.
- Be responsible for hiring, training, and development of shift engineers and maintenance staff.
- Formulate suitable budgeting controls and monitor SLAs & KPIs for JLL and outsourced agencies towards effective service delivery.
- Maintain service level agreements and keep performance indicator scores above excellence.
- Ensure timely renewal of agreements, submission of invoices, and follow-ups for payments.
- Oversee all vendor quotations and invoices.
- Ensure proper signoffs for attendance and all required details for cost sheet submission.
- Ensure timely submission of client-approved cost sheet to JLL office and follow up for the invoice.
- Play a key role in managing Engineering operational accounts for buildings as required and assist in budgeting.




- Recommend/implement asset-specific maintenance and safety procedures and enforce compliance.
- Ensure all planned preventive maintenance (PPM) is being timely carried out.
- Suggest and implement improvements for preventive maintenance programs as required.
- Coordinate with contractors, tenants, and engineers.
- Maintain service/repair contracts.
- Conduct risk/root-cause analysis in case of system failures and breakdowns and create corrective/preventive action plans.
- Implement and administer inventory control programs for the purchase of parts and utilization.
- Assess building operations and work towards mitigation of highlighted inherent risks.
- Conduct regular inspections of operating MEP equipment systems; make necessary adjustments and manage controls as per requirements.
- Ensure compliance with applicable codes, regulations, government agencies, and company directives.
- Coordinate and maintain the as-built drawing and transition document library.
- Create emergency response plans and take part in evacuation drills.
- Maintain engineering and other reports like DMR and MMR.
- Develop and maintain effective asset-specific maintenance and safety procedure manuals.
- Ensure proper signoffs for attendance and all required details for cost sheet submission.




- Ensure timely submission of client-approved cost sheet to JLL office and follow up for invoice from JLL office.
- Submit the invoice to the client and follow up for payments.
- Work closely with the regional RO / HO / SME / Training teams and ensure closures of all required reports.
- Facilitate the services under the slogan "No Safety No Work".
