Job Summary

We are looking for a motivated, detail-oriented, and technically proficient Junior Architect with a minimum of 2 years of relevant experience in architectural planning, drafting, and regulatory compliance. The ideal candidate should have a good understanding of DCPR (Development Control and Promotion Regulations), FSI calculations, area statements, and building planning norms.

The candidate will be responsible for preparing architectural drawings, carrying out area and feasibility calculations, studying approved plans, and assisting in the preparation of proposals for submission to the relevant authorities.

Key Responsibilities

- Study Occupation Certificate (OC) plans, approved plans, and other relevant documents to verify approvals and carry out necessary area calculations.
- Prepare architectural drawings, including floor plans, sections, elevations, layouts, and detailed working drawings.
- Understand and apply DCPR and other applicable building development regulations and planning norms.
- Prepare and verify area statements, FSI calculations, built-up area calculations, setbacks, margins, and other development-related calculations.
- Assist in preparing architectural plans and documentation for submission to the relevant authorities.
- Prepare project feasibility reports based on applicable development regulations, permissible FSI, plot area, and development potential.




- Review approved plans and identify discrepancies, deviations, or opportunities for improvement, wherever applicable.
- Modify and revise drawings in accordance with project requirements, regulatory guidelines, and instructions from senior architects.
- Coordinate with senior architects, structural consultants, and other project team members to ensure accuracy and smooth project execution.
- Maintain proper documentation and ensure that drawings, calculations, and submissions are accurate and completed within stipulated timelines.

Required Skills & Qualifications

- Bachelor’s degree in Architecture (B.Arch.) from a recognized institution.
- Minimum 2 years of relevant experience in architectural planning, drafting, and development-related calculations.
- Basic to good understanding of DCPR and applicable building development regulations.
- Proficiency in AutoCAD is essential.
- Good knowledge of FSI, built-up area, carpet area, setbacks, margins, and other building planning parameters.
- Ability to read, interpret, and work with approved plans, OC plans, and related architectural documents.
- Ability to independently prepare, modify, and verify architectural drawings and area calculations.
- Experience in preparing feasibility reports and documentation for authority submissions will be an advantage.
- Strong attention to detail, analytical thinking, time management, and coordination skills.
