JOB SUMMARY

We are looking for an experienced AGM MEP Services to lead the complete MEP scope of a premium hotel project: design coordination, tendering, procurement, execution, testing, commissioning and handover. You will own HVAC, Electrical, Plumbing, Fire Fighting and ELV/BMS delivery, ensuring all systems meet hotel operator brand standards, statutory requirements, budget and programme through to pre-opening and hotel handover.

KEY RESPONSIBILITIES

Design Coordination & Management

- Lead MEP design development from concept to IFC; review calculations, drawings, specifications and equipment schedules
- Coordinate with architects, interior designers, structural, kitchen, laundry and specialist consultants; resolve clashes through BIM (Revit MEP / Navisworks)
- Lead value engineering without compromising guest experience; ensure maintenance access and operational clearances

HVAC

- Chilled water plant, chillers, cooling towers, pumps, AHUs/FAHUs, FCUs, VRF/VRV, fresh air, ducting and piping
- Kitchen exhaust and make-up air, toilet exhaust, basement ventilation, smoke extraction, staircase pressurisation, heat recovery
- HVAC for guest rooms, banquet/ballrooms, restaurants, lobbies, spa, gym and BOH areas; TAB and chiller plant commissioning

Electrical

- HT/LT systems, transformers, RMU, DG sets, synchronisation/AMF, panels, busducts, UPS and emergency power
- Lighting and power distribution, guestroom and kitchen power, earthing, lightning protection and energy metering

Plumbing & Public Health

- Domestic water supply, hot water generation, soil/waste/vent and stormwater drainage, rainwater harvesting
- STP/WTP, pool filtration and treatment,



booster/transfer pumps, water tanks, kitchen drainage and grease traps

Fire Fighting & Fire Alarm

- Hydrant, sprinkler, fire pumps and tanks, fire alarm, smoke detection and voice evacuation/PA interface
- Fire command centre interfaces, fire-rated penetrations, Fire NOC and integrated life-safety testing

ELV, BMS & Hotel Systems

- Integrate BMS, GRMS, CCTV, access control, structured cabling, IPTV, Wi-Fi, PA/AV and energy monitoring
- Coordinate commercial kitchen (hoods, LPG/gas, cold rooms) and laundry (steam, hot water, exhaust) services

Tendering, Procurement & Cost

- Review tender documents, BOQs and technical scopes; evaluate bids and approve equipment makes
- Track long-lead items (chillers, transformers, DG sets, AHUs, panels, pumps); control MEP budget and variations

Execution, Commissioning & Handover

- Lead site execution, quality, safety, manpower and progress against approved drawings and specifications
- Lead testing and commissioning of all MEP systems and integrated systems testing before hotel opening
- Deliver as-built drawings, O&M; manuals, asset registers, warranties, FM team training and operator sign-offs
- Support pre-opening and soft-opening readiness with hotel operator and brand engineering teams
- Ensure compliance with NBC,



IS codes, NFPA, fire/electrical authority, pollution control and brand standards
- Lead MEP engineers, consultants, contractors and vendors; report weekly/monthly on progress, risks and delays

MUST HAVE

- B.E./B.Tech in Mechanical or Electrical Engineering
- 12–16 years of total MEP experience, with significant hotel / hospitality project experience
- Hands-on experience across all MEP services: HVAC, Electrical, Plumbing, Fire Fighting and ELV/BMS
- Proven HVAC commissioning experience (chiller plant, AHUs, TAB, pre-commissioning, T&C;)
- Solid MEP design coordination experience with consultants, architects and interior designers
- Hotel pre-opening MEP experience, including operator handover and snag closure
- Experience handling large-scale MEP packages, tendering, procurement and contractor management
- Knowledge of hotel kitchen, laundry, swimming pool, spa and GRMS/BMS integration
- Hotel operator / brand technical coordination experience
- Skills in AutoCAD, MS Excel, MS Project / Primavera P6

- Luxury / 5-star hotel experience with international brand operators (Purely Hotel Project Experience)
- BIM-based coordination (Revit MEP / Navisworks); VRF/VRV systems
- Green building / energy efficiency exposure (IGBC / LEED)
- M.Tech / MBA, PMP, CEM, NEBOSH / IOSH

LEADERSHIP & MANAGEMENT SKILLS

Team and contractor management, consultant coordination, negotiation, budget and cost control, planning and risk management, problem-solving under pressure, and strong communication with senior management and hotel operators.
