1. Job Purpose

To supervise and coordinate all finishing activities in bungalow construction, ensuring quality workmanship, timely completion, proper utilization of manpower and materials, and compliance with approved drawings and project specifications.

2. Key Responsibilities

A. Finishing Work Supervision

Supervise internal and external plastering, putty, painting, and texture work.

Monitor flooring, dado, skirting, stonework, and tile installation.

Supervise door and window installation, including frames, shutters, hardware, and glazing.

Coordinate false ceiling, gypsum, POP, and other decorative finishing works.

Monitor plumbing and electrical fixture installation, including sanitary fittings, CP fittings, switches, lights, and accessories.

Supervise waterproofing, sealant application, and related finishing works.

Check railing, staircase, faade, elevation, and external development finishing.

B. Quality Control

Ensure all finishing works are carried out as per approved drawings and specifications.

Check line, level, alignment, dimensions, slopes, joints, and surface finish.

Identify defects and ensure timely rectification.

Coordinate inspections with the Project Manager and quality team.

Ensure proper protection of completed work to avoid damage.

C. Manpower and Contractor Management

Allocate daily work to contractors, subcontractors, and workers.

Monitor labour productivity and ensure proper deployment of manpower.

Coordinate activities between civil, electrical, plumbing, painting, carpentry, and other finishing teams.

Ensure contractors complete work as per the agreed schedule.

D. Planning and Progress Monitoring

Prepare daily work plans and monitor progress against project targets.

Coordinate sequential finishing activities to avoid delays and rework.

Report daily progress, manpower details, material requirements,



and site issues to the Project Manager.

Follow up on pending work and ensure timely completion of bungalow handovers.

E. Material Management and Safety

Check the quality and quantity of materials received at the site.

Maintain proper material consumption and avoid unnecessary wastage.

Raise material indents in advance to prevent work interruptions.

Ensure housekeeping, safe working practices, and proper storage of materials.

F. Snagging and Handover

Conduct room-wise and bungalow-wise inspections before handover.

Prepare snag lists and follow up with contractors for rectification.

Ensure final cleaning and completion of all finishing items.

Assist in preparing handover checklists and closing outstanding defects.

3. Qualification and Experience

ITI, Diploma in Civil Engineering, or equivalent qualification preferred.

Minimum 45 years of experience in residential construction, preferably premium bungalows or villas.

Practical knowledge of finishing materials, construction methods, and quality standards.

Ability to read and understand civil, architectural, plumbing, and electrical drawings.

Experience in contractor coordination, manpower management, and snag-list closure.

4. Required Skills
