Good Earth Infra is a commercial real estate developer engaged in the development, investment, and management of premium commercial, retail, and mixed-use properties across Delhi NCR.

Job Purpose To ensure the efficient operation, maintenance, and performance of all Mechanical, Electrical, and Plumbing (MEP) systems at Good Earth Capital Crest, Delhi, ensuring uninterrupted building operations, occupant comfort, energy efficiency, statutory compliance, and adherence to safety standards.

Key Responsibilities

1. MEP Operations & Maintenance

- Manage the day-to-day operations and preventive maintenance of electrical, HVAC, plumbing, firefighting, and other building services.
- Ensure the smooth functioning of DG sets, HT/LT panels, transformers, UPS systems, pumps, ventilation systems, and associated equipment.
- Monitor equipment performance and ensure timely resolution of breakdowns and technical issues.
- Implement preventive and corrective maintenance schedules to minimize equipment downtime.

2. Vendor & Contractor Management

- Coordinate with MEP vendors, service providers, and contractors for maintenance, repairs, and equipment servicing.
- Monitor vendor performance, manpower deployment, service quality, and adherence to agreed SLAs.
- Verify technical scope, maintenance reports, work completion, and service-related bills before submission for approval.

3. Safety & Statutory Compliance

- Ensure compliance with applicable electrical safety, fire and life safety, and other statutory requirements.
- Maintain records of inspections, equipment testing, maintenance activities, and statutory certificates.
- Ensure safe working practices, permit-to-work procedures, and compliance with site safety protocols.

Energy Management & Cost Control

- Monitor electricity consumption, DG fuel usage, water consumption, and other utility expenses.
- Identify opportunities for energy conservation, operational efficiency, and cost optimization.
- Maintain utility consumption reports and recommend corrective measures for abnormal consumption.

5. Documentation & Reporting

- Maintain equipment registers, preventive maintenance records, breakdown reports, and technical documentation.
- Prepare periodic MEP performance reports and highlight critical issues to the reporting manager.
- Maintain updated records of drawings, equipment specifications, warranties, and maintenance history.

6. Occupant & Internal Coordination

- Coordinate with the Facility Management team, security, housekeeping, tenants, and other stakeholders to address technical complaints.
- Ensure timely resolution of tenant complaints related to electrical, HVAC, plumbing, and other MEP services.
- Support fit-outs, renovation activities, and technical inspections, ensuring compliance with building standards.

Educational Qualification

- B.E./B.Tech or Diploma in Electrical or Mechanical Engineering.
- Relevant technical qualifications in MEP, HVAC, or building services will be an added advantage.

Experience & Skills

- 4–8 years of relevant experience in MEP operations and maintenance, preferably in commercial buildings, office complexes, or premium real estate assets.
- Robust technical knowledge of electrical distribution systems, HVAC, plumbing, firefighting systems, and building services.
- Experience in preventive maintenance planning, breakdown management, and vendor coordination.
- Working knowledge of statutory compliance, safety procedures, and energy management.
- Proficiency in MS Office and maintenance reporting.
- Strong problem-solving, coordination, and communication skills.
