Facility Manager – Residential ApartmentsRoles and Responsibilities: Facility Operations: Manage day-to-day operations of residential apartments and ensure smooth functioning of all facilities.

Technical Maintenance: Supervise electrical, plumbing, HVAC, DG, lifts, STP, WTP, and fire safety systems.

Soft Services: Monitor housekeeping, security, landscaping, pest control, and waste management.

Team Management: Manage technicians, housekeeping staff, security personnel, and other service teams.

Preventive Maintenance: Plan and monitor preventive maintenance schedules to avoid breakdowns.

Resident Management: Handle resident complaints, service requests, and queries promptly.

Vendor Management: Coordinate with vendors and contractors for maintenance and repair work.

Budget Control: Monitor operational expenses, maintenance costs, and resource utilization.

Safety and Compliance: Ensure statutory compliance, fire safety, emergency preparedness, and workplace safety.

Client Coordination: Coordinate with the Association, RWA,



or Apartment Management Committee.

Documentation and Reports: Maintain maintenance records, incident reports, attendance, checklists, and monthly MIS reports.

Quality Control: Conduct regular site inspections and ensure service quality and SLA compliance. ? Location: Chennai – Multiple Locations Requirements: Experience: 3–7 years in Residential Apartments / Gated Communities.

Qualification: B.E. / B.Tech – Electrical.

Experience in both Technical and Soft Services is mandatory. Robust team management, maintenance, and resident coordination skills.
