Swish is building the next generation of food delivery by owning the entire value chain, from menu design and pricing to kitchen operations and customer experience. Backed by leading investors, we're building the future of food delivery by continuously launching new products, expanding into new markets, and creating innovative operating models.

You will work closely with the Legal Counsel and partner with Expansion, Operations, Finance and Supply Chain teams. This is a hands-on role requiring strong commercial judgment, attention to detail and the ability to independently drive matters from drafting and review through closure.

Key Responsibilities:

Real Estate

- Draft, review and negotiate leases and leave and license agreements for cloud kitchens, dark stores and other operating sites, protecting the company’s interests on rent, lock-in, escalation, deposits and exit terms.
- Conduct property title due diligence, manage external property counsel, and prepare clear risk assessments with recommended mitigations.
- Negotiate with landlords and drive timely closure of documentation, stamping, registration, renewals and site exits.
- Maintain lease trackers covering key dates, lock-ins, renewals, escalations and deposits, with timely alerts to the business.

Contracts

- Independently draft, review and negotiate vendor, supplier, technology, service, NDA and other commercial agreements from initial draft to execution.
- Review counterparty drafts against company playbooks and provide practical, commercially grounded advice on risks and fallback positions.

- Coordinate with authorised signatories to ensure timely contract execution and maintain a repository tracking key milestones and renewals.

Compliance

- Support the business in obtaining, renewing and maintaining licences, registrations and approvals for cloud kitchens, central kitchens, warehouses and offices, including food safety, local authority, fire and pollution control requirements.
- Track regulatory developments relevant to food and quick commerce, assess their business impact, maintain compliance and licence trackers, and support responses to regulatory notices and inspections.

Playbooks, Systems & Stakeholder Management

- Develop and improve legal playbooks, templates, checklists and SOPs with the Legal Counsel, and establish scalable trackers, workflows and reporting processes.
- Act as the first point of contact for business legal queries, provide explicit and timely guidance, escalate matters requiring decisions, and coordinate with external law firms on turnaround and quality.

Qualifications & Experience

Essential

- LL.B. from a recognised university with 4–6 years of relevant experience across real estate, contracts and compliance.
- In-house experience in quick commerce, food tech, F&B; or a comparable consumer business,

with significant exposure to rapid store, kitchen or warehouse expansion.
- Demonstrated experience negotiating leases and leave and license agreements and conducting property due diligence.
- Working knowledge of laws, licences and approvals applicable to food businesses and commercial premises across India, including state-specific requirements.
- Strong English drafting skills, with the ability to produce precise, clear and enforceable documents.

Preferred

- In-house experience in a high-growth, multi-city business with end-to-end ownership of real estate, contracts or compliance workstreams.
- Experience developing legal playbooks, templates or contract management processes, with proficiency in trackers and structured reporting.

What We’re Looking For

- Business understanding: Understands business priorities and recommends practical legal solutions aligned with the company’s risk appetite.
- Speed & accountability: Takes ownership, meets timelines and drives matters to closure with minimal supervision.
- Stakeholder management: Works effectively with business teams, landlords, vendors, authorities and external advisors while managing competing priorities.
- Clear communication: Communicates legal risks and advice precisely and in practical business language.
- Flexibility & ownership: Comfortable working in a fast-paced environment where launches and closures may require flexibility in availability.
- Mobility: Willing to travel to sites and meet landlords and authorities as required.
