ABOUT MELHOR GROUP

Founded in 1998 by brothers Gaurav and Gautam Verma, Melhor Group began in aggregates and infrastructure supply, including materials for Indira Gandhi International Airport, and has grown into real estate and hospitality. In North Goa the group builds private residential communities held to one standard: enduring materials, considered design and careful delivery.

ROLE PURPOSE

Take complete ownership of electrical and plumbing works across Melhor Group projects, from drawings, BOQs and contractor mobilisation through execution, billing, testing and handover. Bring hands-on command of both disciplines, get work completed through site teams and contractors, and act as the single point of accountability to management and the MEP consultant for installations that are correct, tested and delivered on time and within budget.

KEY RESPONSIBILITIES

◆ Site execution and planning. Lead electrical and plumbing execution against approved drawings, specifications and the project programme. Prepare work fronts, weekly targets, manpower plans and material requirements; monitor progress daily and resolve site issues before they hold up other trades.

◆ Electrical systems. Supervise conduits, wiring, cabling, distribution boards, panels, earthing, lighting, power points, meters and backup power interfaces. Confirm routing, load schedules and equipment requirements with the MEP consultant before execution.

◆ Plumbing systems. Supervise water supply, drainage, sewerage, rainwater lines, pumps, tanks, sanitary fixtures and pool service interfaces. Verify pipe sizes, slopes, pressure requirements, waterproofing interfaces and access for future maintenance.

◆ BOQs and cost control. Prepare and verify quantity take-offs, BOQs, estimates, rate analyses and budgets. Check tender quantities against drawings, identify omissions,

evaluate variations and obtain approval before any additional work. Track costs and material consumption against budget.

◆ Billing and measurements. Prepare, verify and recommend contractor running and final bills from joint measurements, measurement sheets and approved rates. Check completed quantities, quality approvals, previous payments, advances, retention and recoveries; reconcile materials and prevent duplicate or excess billing.

◆ Contractor and procurement management. Define scopes, compare quotations and support work orders and vendor selection with the purchase team. Allocate work, monitor contractor productivity and commitments, coordinate material approvals and deliveries, and recommend payments only with complete supporting records.

COORDINATION, QUALITY AND HANDOVER

◆ Drawing and civil coordination. Coordinate with the master architect, Anagram, the MEP consultant, and the civil and interiors teams. Resolve clashes, sleeves, shafts, openings, levels and service routes before work starts. Identify civil defects that affect MEP works and drive their rectification through the responsible team. Keep only current approved drawings and written instructions on site.

◆ Inspection and testing. Inspect work before, during and after execution, and never permit concealed works to be covered without inspection and approval. Arrange plumbing pressure and leakage tests, drainage checks, electrical insulation, continuity and earthing tests, and equipment commissioning through qualified personnel.

◆ Defect control and safety. Maintain a defect and rework register recording cause, responsible party, cost and closure date. Enforce protected electrical practice, permit-to-work requirements and site safety procedures, and ensure every installation meets applicable codes and consultant approvals.

◆ Handover and documentation. Close all MEP snags and complete commissioning before handover. Maintain as-built drawings, test reports, warranties, equipment manuals, asset lists and maintenance schedules. Run system demonstrations and hand over to the operations team.

◆ Reporting and team leadership. Lead MEP engineers, supervisors and contractors. Submit a daily DPR and weekly status report covering quantities executed, manpower, material needs, billing, blockers, defects and decisions required. Escalate delays early, with clear recovery actions.

WHAT YOU BRING

◆ Degree or diploma in Electrical or Mechanical Engineering, with demonstrated hands-on knowledge of both electrical and plumbing works.

◆ At least 10 years of relevant experience, including responsibility for MEP execution, BOQs, contractor billing and coordination on premium residential, villa or hospitality projects.

◆ The ability to independently read drawings, measure quantities, prepare BOQs, assess rates, verify bills and manage contractors from mobilisation to completion.

◆ Working proficiency in AutoCAD and MS Excel; familiarity with project scheduling and ERP or billing systems.

◆ Steady site leadership, sound technical problem-solving and disciplined documentation, with a willingness to be based in North Goa and work across project sites.
