Locations: Goregaon and Shelu, Mumbai / MMR

About the Role

We are looking for an experienced Project Manager – High-Rise Construction for a reputed real estate developer. The ideal candidate must have proven expertise in managing high-rise residential construction projects, project budgeting, cost control, execution management, quality assurance, and ERP compliance.

The candidate should have successfully managed high-rise projects from inception to completion, including final finishing, statutory compliance, and society handover. Candidates with a strong background working with reputed real estate developers and a track record of delivering projects within approved budgets, timelines, and quality standards are preferred.

Key Responsibilities

1. Project Planning & Execution

- Lead end-to-end execution of high-rise residential projects, from project inception and planning through construction, completion, and society handover.
- Develop project execution strategies, construction schedules, milestones, and resource plans.
- Monitor day-to-day site progress and ensure adherence to approved drawings, specifications, timelines, and project objectives.
- Coordinate with architects, structural consultants, MEP consultants, contractors, vendors, and internal departments.
- Identify project risks and implement corrective measures to prevent delays and cost overruns.

2. Project Budgeting & Cost Control

- Prepare and monitor project budgets, cost estimates, cash flows, and periodic cost forecasts.
- Track project expenditure against approved budgets and implement effective cost-control measures.
- Review contractor bills, BOQs, variation claims, rate analysis, and project-related commercial matters.
- Ensure optimum utilization of manpower, materials, machinery, and other project resources.
- Maintain financial discipline while achieving project delivery targets.

3. High-Rise Construction Management





- Oversee structural construction, RCC works, MEP services, façade, finishing, and associated infrastructure works.
- Ensure effective execution of high-rise construction activities in accordance with engineering standards and approved designs.
- Monitor contractor performance, productivity, material procurement, and construction sequencing.
- Resolve technical and execution-related challenges in coordination with consultants and site teams.

4. Quality, Safety & Compliance

- Ensure compliance with approved quality standards, specifications, safety procedures, and applicable statutory requirements.
- Implement quality assurance and quality control systems throughout the construction lifecycle.
- Ensure proper documentation, inspections, testing, and closure of quality observations.
- Monitor compliance with company policies, project ERP processes, and internal reporting requirements.

5. Team & Stakeholder Management

- Lead and manage project teams, including construction, planning, quality, safety, MEP, and commercial functions.
- Conduct periodic project review meetings and report progress, costs, risks, and key milestones to senior management.
- Coordinate with government authorities, consultants, contractors, and other stakeholders as required.
- Drive accountability, productivity, and timely decision-making across project teams.

6. Project Completion & Society Handover

- Lead project closeout activities, snag rectification, testing and commissioning, and documentation.
- Coordinate statutory approvals and completion-related documentation required for handover.
- Ensure smooth handover of completed projects to the society, facility management team,



or designated stakeholders.
- Ensure closure of outstanding works, quality issues, and contractual obligations before final handover.

Required Qualifications & Experience
- Bachelor's degree in Civil Engineering; a postgraduate qualification in Construction or Project Management will be an added advantage.
- Approximately 20 years of overall experience in real estate construction and project execution.
- Proven experience working with reputed real estate developers on high-rise residential projects.
- Must have successfully delivered at least one high-rise project end-to-end, from inception to society handover.
- Strong expertise in project planning, budgeting, cost control, construction execution, and resource management.
- Good understanding of RCC construction, MEP coordination, finishing works, quality control, and statutory compliance.
- Experience with construction ERP systems, project reporting, documentation, and process compliance.
- Robust leadership, negotiation, problem-solving, and stakeholder-management skills.
