We are seeking an experienced Principal Architect to lead architectural planning, design, coordination, and execution for residential, commercial, industrial, and institutional construction projects. The candidate will be responsible for developing architectural concepts, preparing detailed drawings, coordinating with civil and structural engineering teams, and ensuring compliance with applicable building regulations and quality standards.

The role requires strong design capabilities, project coordination skills, technical expertise, and the ability to manage projects from concept development through construction and final handover.

Key Responsibilities

Architectural Design and Planning

- Develop architectural concepts, layouts, elevations, sections, and detailed designs.
- Prepare master plans, space-planning layouts, and building design proposals.
- Ensure functionality, aesthetics, sustainability, and cost-effectiveness in designs.
- Review design requirements and incorporate client and business needs.
- Ensure compliance with applicable building codes, zoning regulations, and local authority requirements.

Drawing Preparation and Documentation
- Prepare and review architectural drawings using AutoCAD, Revit, or other relevant software.
- Develop detailed working drawings, construction drawings, and design specifications.
- Prepare architectural details, schedules, material specifications, and finishing details.
- Review shop drawings and technical submittals from contractors and vendors.
- Maintain updated drawings and documentation throughout the project lifecycle.

Civil and Structural Coordination
- Coordinate with civil engineers, structural consultants, MEP consultants, and contractors.
- Ensure architectural drawings align with structural, electrical, plumbing, HVAC, and fire-safety requirements.
- Identify and resolve design clashes and site-related technical issues.




- Review site conditions and recommend practical design modifications.
- Ensure proper coordination between design intent and construction execution.

Project Execution and Site Supervision
- Conduct regular site visits to monitor construction progress and architectural quality.
- Verify that work is executed according to approved drawings and specifications.
- Review material samples, finishes, mock-ups, and workmanship.
- Resolve technical queries and issue clarifications to site teams.
- Monitor project milestones, quality standards, and design-related deliverables.
- Support inspections, snag-list preparation, rectification, and final handover.

Cost, Quality, and Compliance
- Coordinate with quantity surveyors and project managers to optimize project costs.
- Review material selections and suggest cost-effective alternatives without compromising quality.
- Ensure adherence to approved designs, safety standards, and applicable regulations.
- Support preparation and review of BOQs, specifications, and tender documents.
- Monitor design changes and assess their impact on cost and timelines.

Team and Stakeholder Management
- Lead and mentor architects, junior architects, draftsmen, and design coordinators.
- Coordinate with clients, consultants, contractors, and internal project teams.
- Review design submissions and ensure timely completion of deliverables.
- Manage design approvals and maintain clear communication with stakeholders.
- Provide technical guidance and support during critical project decisions.

Required Qualifications




- Bachelor's degree in Architecture (B.Arch) from a recognized institution.
- Registration with the Council of Architecture (India), where applicable to the role.
- Typically 10–15+ years of relevant architectural design and project experience.
- Experience managing large-scale residential, commercial, industrial, or institutional projects.
- Demonstrated experience in design coordination and construction-stage execution.

Technical Skills
- AutoCAD and Revit/BIM.
- SketchUp, 3ds Max, Lumion, or other visualization tools.
- Architectural planning, detailing, and construction documentation.
- Knowledge of building materials, construction methods, and finishing works.
- Familiarity with structural and MEP coordination.
- Knowledge of NBC, local building bylaws, fire-safety requirements, and applicable development-control regulations.
- Understanding of BOQs, tender documentation, project scheduling, and cost control.

Pay: ₹70,000.00 - ₹120,000.00 per month
