1. Role Summary

Risinia Builders is looking for experienced QS & Planning professionals with strong expertise in Mivan construction and high-rise residential building projects. The candidate will be responsible for project planning, quantity estimation, cost control, billing, progress monitoring, and coordination with project teams.

2. Key Responsibilities Planning

- Prepare and maintain project schedules, work programmes, milestones, and progress trackers.
- Monitor planned versus actual progress and identify delays.
- Prepare daily, weekly, and monthly progress reports.
- Plan manpower, materials, equipment, and work sequences.
- Develop recovery plans to meet project deadlines.
- Coordinate with Project Managers, Site Engineers, subcontractors, and other stakeholders.
- Monitor floor cycles, site productivity, and construction progress for high-rise residential projects.

3. Key Responsibilities Quantity Surveying (QS)

- Prepare BOQs, quantity take-offs, and material estimates from drawings and specifications.
- Verify quantities through drawings, site measurements, and executed-work records.




- Check contractor and subcontractor bills and verify measurements.
- Monitor project budgets, costs, variations, and quantity deviations.
- Prepare rate analyses, cost comparisons, and variation statements.
- Coordinate with execution, procurement, and accounts teams.
- Maintain records of executed quantities, material consumption, and cost-control reports.
- Identify opportunities for cost optimisation and value engineering.

4. Mandatory Requirements

- Minimum 5+ years of relevant experience in QS & Planning.
- Mandatory experience in high-rise residential building construction projects.
- Mandatory hands-on experience in Mivan construction.
- Robust knowledge of Mivan shuttering, reinforcement, concreting, deshuttering, and floor-cycle planning.
- Experience in quantity estimation, billing, project scheduling, progress monitoring, and cost control.

5. Qualifications & Technical Skills

- Degree or Diploma in Civil Engineering.
- Proficiency in MS Excel and AutoCAD.
- Knowledge of Primavera P6 and/or MS Project.
- Strong analytical, coordination, communication, and problem-solving skills.
- Ability to manage multiple activities and meet project deadlines.
