- Utility Operations: Monitor and maintain boilers, chillers, cooling towers, air compressors, DM/RO water plants, DG sets, and ETP/STP systems. [1, 2]
- Maintenance Execution: Plan and perform preventive, predictive, and breakdown maintenance on mechanical, electrical, and plumbing equipment. [1, 2, 3]
- Uptime & SLA Tracking: Ensure high availability of utility networks and track hourly or daily consumption (power, water, gas, steam). [1]
- Root Cause Analysis (RCA): Investigate equipment failures using tools like 5-Why or Fishbone analysis to stop recurring breakdowns. [1]
- Statutory Compliance: Enforce Lockout-Tagout (LOTO), fire safety rules, and local factory, boiler, and pollution control board regulations. [1, 2]
- Vendor & AMC Management: Coordinate with external contractors, manage annual maintenance contracts (AMCs), and handle spare parts inventory. [1, 2]
