Colstay Limited (Hive & Aurus) is seeking a proactive and organised Operation Manager to oversee the day-to-day operations of student hostel properties. This role requires solid coordination between tenants, maintenance teams, and management to ensure a safe, comfortable, and high-quality living environment.
Key Responsibilities
Multi-Property & Strategic Oversight
• Standardization: Enforce consistent brand standards, service quality, and operational procedures across all assigned properties.
• Performance Analysis: Conduct weekly site visits and audits to evaluate cleanliness, maintenance, and staff performance at each location.
• Escalation Support: Act as the ultimate point of escalation for complex guest, operational, or legal issues that Property Managers cannot resolve.
• Launch & Expansion: Oversee the operational setup, staffing, and launch of new hostel properties within the region.

Team Leadership & People Management
• Direct Supervision: Manage, mentor, and evaluate a team of Property Managers, holding them accountable for their respective hostel's performance.




• Structure Management: Oversee a large hierarchy of indirect reports, including front desk agents, housekeeping supervisors, security, and event coordinators.
• Talent Development: Lead recruitment for management roles, implement training programs, and design succession plans to retain top talent.
• Resource Allocation: Strategically shift staff or management resources between properties to handle peak seasons or operational emergencies.

Financial Accountability & Revenue Growth
• P&L; Responsibility: Hold full accountability for the financial performance, budgeting, and cost control of all properties in the cluster.
• Revenue Strategy: Partner with the revenue management team to optimize pricing, occupancy, and ancillary revenue (tours, F&B;, merchandise).
