We are seeking a Senior Manager – Real Estate (Malls) to lead site identification, leasing, and development for retail boutiques across premium shopping malls and luxury retail destinations in India. The ideal candidate will bring deep market intelligence, a strong network with mall developers and leasing teams, and proven expertise in retail real estate within premium malls, particularly in luxury, lifestyle, or fashion sectors.

Key Responsibilities:

• Mall Expansion Strategy:
Drive the rollout of Ethos boutiques across premium shopping malls, luxury malls, and high footfall retail destinations in key metro cities.
• Site Identification & Evaluation:
Identify and evaluate store opportunities within top-tier malls in cities such as Delhi NCR, Mumbai, Bengaluru, Hyderabad, and Chennai, ensuring strong brand visibility, footfall, and ROI.
• Market & Feasibility Analysis:
Conduct detailed mall benchmarking, catchment analysis, footfall studies, and competitive assessments to support strategic investment decisions.
• Stakeholder Management:




Build and maintain strong relationships with mall developers, leasing heads, property owners, brokers, and local authorities for space acquisition and compliance.
• Negotiation & Closure:
Lead commercial negotiations and finalize lease agreements, CAM structures, revenue share models, and fit-out terms ensuring commercially viable and sustainable deals.
• Project Coordination:
Collaborate with design, projects, and merchandising teams to ensure timely store openings in line with brand standards and mall guidelines.
• Performance Tracking:
Maintain a solid pipeline of mall opportunities, track progress against expansion KPIs, and provide regular updates to senior management.

Qualifications & Experience:
• Bachelor’s/master’s degree in business, Real Estate, or related fields.
• 5–8 years of experience in retail expansion and mall leasing, preferably with premium/luxury/lifestyle brands.
