Job Title - Quantity Surveyor (QS)

Location - Site-based / HO (as per project requirement)

Reporting To - Project Manager / Contracts Manager / Commercial Head

Job Purpose

The Quantity Surveyor is responsible for managing all commercial, cost, and contractual aspects of construction projects, including quantity take-offs, budgeting, billing, cost control, and coordination with contractors and consultants to ensure projects are delivered within approved budgets and timelines.

Key Roles & Responsibilities

Quantity Take-Off & Estimation

- Prepare detailed quantity take-offs based on drawings, BOQs, and specifications.
- Assist in preparing project cost estimates, budgets, and rate analysis.
- Verify quantities for civil, finishing, and MEP works.

Billing & Measurement

- Measure work executed at site and certify contractor running bills (RA bills).
- Prepare and verify interim and final bills in line with contract terms.
- Maintain measurement books and billing records.

Cost Control & Budget Monitoring

- Track project costs against approved budgets.
- Monitor variations, extra items, and deviations from BOQs.
- Prepare cost comparison statements and cash flow projections.

Contracts & Variations

- Assist in preparation and review of work orders, agreements, and contracts.
- Evaluate change orders, variation claims, and extra items.
- Support contract administration and compliance with contractual clauses.

Coordination & Reporting





- Coordinate with site engineers, planning team, contractors, and consultants.
- Prepare monthly cost reports, billing status, and variance analysis for management.
- Support audits related to billing, contracts, and commercial aspects.

Handover & Close-Out

- Assist in preparation of final accounts and project close-out documentation.
- Support reconciliation of materials and quantities at project completion.

- Knowledge of rate analysis and measurement standards
- Positive analytical, numerical, and negotiation skills
- Attention to detail and accuracy
- Effective communication and coordination skills

Qualifications

- Diploma / Bachelor’s Degree in Civil Engineering (mandatory)

Experience

- 3-8 years of experience in real estate or construction projects :

- Experience in residential, commercial, or infrastructure projects preferred

Tools & Software

- MS Excel (advanced preferred)
- AutoCAD (for quantity extraction)
- Billing and ERP software (if applicable)

Work Conditions

- Site-based role with regular coordination with HO teams
- Extended working hours during billing cycles and project milestones

Pay: ₹50,000.00 - ₹70,000.00 per month
