Key responsibilities
A) BMS Operations, Exploitation & Reliability (primary)
Operate & “exploit” BMS for performanceContinuously optimize HVAC plant and building controls through setpoint tuning, schedules, PID/logic adjustments, demand control strategies, and alarm rationalization.
Drive energy and comfort performance using trend analytics, baselining, and seasonal strategy changes.
Advanced troubleshooting & root-cause analysisLead diagnosis of recurring alarms, equipment trips, communication failures, and control loop instability.
Perform end-to-end fault isolation across field devices (sensors/actuators/VFDs), controllers/DDCs/PLCs, gateways, and supervisory servers.
Use trends, histories, packet/network checks, and point-to-point validation to determine true root cause (not symptom closure).
System health, availability & lifecycle managementEnsure uptime and resilience of BMS servers, workstations, databases, historian/trending, backups/restore validation, and user access controls.
Manage preventive maintenance for BMS infrastructure (panels, power supplies, UPS, network switches where applicable, controller firmware, etc.).
Maintain cybersecurity hygiene in coordination with IT (segmentation, access rights, patch/firmware planning as permitted, password management, audit trails).
Alarm management & operational governanceBuild/maintain alarm philosophy: prioritization, thresholds, delays, suppression rules, escalation matrices, and on-call/response routines.
Improve operator effectiveness through dashboards, SOPs, runbooks, and shift handover quality.
Vendor/OEM and SLA managementLead BMS AMC/vendor performance (response time, fix quality, spares readiness, documentation completeness).
Validate OEM recommendations, ensure technical correctness, and prevent unnecessary replacements.
Documentation & compliance readinessMaintain accurate as-built drawings, point lists, network architecture, controller programs/versions, cause-effect matrices, and change logs.
Support audits and internal reviews through evidence-based records (backups, trend logs, incident RCA, maintenance logs).
B) Projects / Enhancements (secondary but essential)
Deliver BMS upgrades and minor projectsManage enhancements such as new floor/area integrations, sensor additions, control logic modifications, dashboard/reporting buildouts, alarm rationalization projects, and server/workstation refresh support.
Own scope, requirements, vendor coordination, site execution planning, and handover.
Commissioning, testing & handoverCreate and execute commissioning plans: point-to-point checks, functional testing, trend verification, and UAT with stakeholders.
Ensure clean handover package: updated as-builts, programs, backups, O&M;, training, and SOPs.
Support larger MEP/fit-out initiativesPartner with project teams to ensure BMS design compliance, integration feasibility, and maintainability.
Review control drawings, IO schedules, network designs, and sequences of operation.
Key deliverables / KPIs (examples)
Reduction in repeat alarms and nuisance alarms (alarm rationalization effectiveness)
MTTR improvement for BMS-related incidents; quality of RCA closure
BMS uptime/availability; backup/restore success rate
Energy performance improvements attributable to controls optimization (where metering supports)
On-time delivery of BMS enhancements/projects with compliant documentation handover
Vendor SLA adherence and first-time-fix rate
Required qualifications & experience
Experience: Typically 8–12+ years in BMS/IBMS operations, with multi-site exposure preferred; at least 3–5 years in a lead/manager role.
Education: BE/BTech in Electrical, Mechanical, Instrumentation, Electronics, or equivalent.
Core technical skills: Strong hands-on in BMS platforms (any major OEM acceptable), including supervisory layer, DDC/controller level, and field integration.
Protocols & integration: BACnet (IP/MS-TP), Modbus (TCP/RTU), OPC, Lon (if legacy), gateways and multi-vendor integration.
HVAC control concepts: AHU/PAHU, VAV, chillers, pumps, cooling towers, heat exchangers; control loops, sequencing, interlocks.
Networking fundamentals relevant to BMS: IP addressing, VLAN basics (as applicable), switch ports, latency/packet loss troubleshooting, basic cybersecurity coordination.
Trend analysis, reporting, and data-driven troubleshooting.
Preferred / nice-to-have
Exposure to DC-grade critical environments or high-availability buildings, command centers, or regulated workplaces.
Experience implementing analytics/FDD tools or advanced dashboards.
Project management capability (basic scheduling, BOQ review, vendor evaluation, change control).
Certifications (nice to have): OEM BMS certifications, PMP/Prince2 (lightweight), energy management fundamentals.
Behavioral competencies
Strong ownership and calm incident handling; can lead from the front during outages.
Structured problem solving (hypothesis → test → isolate → validate fix → prevent recurrence).
Stakeholder management across engineering, IT, security, and vendors.
Clear communication: converts technical issues into business impact and action plans.
Work conditions
Portfolio travel across West India sites as required.
On-call support for critical incidents/escalations (define roster as per operating model).
