ROLE SUMMARY The Business Development Associate will assist and support the Business Development Officer (BDO) in driving housing society redevelopment acquisitions across Mumbai City and Suburbs. The ideal candidate will bridge communication channels between the company and target societies, understand project feasibility and redevelopment regulatory compliance under DCPR 2034, manage the society tender process end to end, and help cultivate strong relationships with society members to successfully bring deals to execution. This is a hands-on, field-heavy role suited to a candidate who enjoys being on the move — running recces, meeting society committees, collecting documents, tracking competitor activity and building a pipeline of acquirable projects for Roswalt Realty. A. SOCIETY TENDER & ACQUISITION Track, source and support submission of residential and commercial redevelopment tender bids for target housing societies across Mumbai. Maintain and update the acquisition pipeline in company systems from society identification through tender submission to deal closure. Prepare pitch collaterals, offer sheets and comparison summaries for society presentations. Coordinate with the BDO on tender evaluation meetings, Special General Body Meetings (SGMs) and member engagement sessions. B. DCPR 2034 & AREA CALCULATIONS Understand plot-level FSI potential, incentive FSI structures and compensation ratios under DCPR 2034. Perform carpet area, built-up area, saleable area and fungible area computations on target plots. Read and interpret Development Plan (DP) remarks, reservation marks and road widening lines on CTS and property cards. Flag regulatory constraints such as coastal zone, aviation height restrictions, heritage overlays and tree reservations early in the feasibility stage. C. FEASIBILITY & DUE DILIGENCE Interpret PMC / architect feasibility reports and translate them into business-ready summaries for leadership review.
Support document execution across LOI, DA and related acquisition paperwork in coordination with the Legal team. Maintain accurate project records in the Acquisition Flow Management System — society details, member count, document checklist, timeline, status. Submit daily project updates and workflow reports to the BDO and Head — Acquisitions. D. SITE RECCES & MARKET INTELLIGENCE Conduct routine site visits (recces) across Mumbai City and Suburbs to assess target society plots — location, access, surrounding competition, redevelopment potential. Monitor prevailing per-square-foot (PSF) market rates across project vicinities and submit catchment-wise rate updates to leadership. Hunt for current redevelopment projects and proposals through broker contacts, society referrals, PMCs and liaison agents. Track competitor developer activity — projects won, projects lost, compensation ratios offered, launch pricing — in target micro-markets. E. COORDINATION & STAKEHOLDER INTERFACE Act as the first-level point of contact for society committee members, chairmen, secretaries and treasurers. Coordinate with internal teams — Legal, Liaison, Projects, Finance, CRM — for inputs required during the acquisition process. Coordinate with external PMCs, architects, structural consultants and liaison agents on feasibility inputs. Maintain organised, audit-ready field notes, meeting minutes and document trackers for every active society. CANDIDATE REQUIREMENTS Graduate in any discipline; background in Civil Engineering, Architecture or Real Estate / Property is strongly preferred.
2–4 years of hands-on experience in real estate redevelopment, land acquisition, business development support or allied acquisition workflows. Working knowledge of DCPR 2034 rules, FSI and area computations, Development Plan reading and PMC feasibility reports. Comfortable interpreting layouts, CTS extracts, property cards, 7/12 extracts and basic title documents. Strong adequate knowledge of Mumbai City and Suburban localities, roads, catchments and prevailing PSF rates by pocket. Mandatory — must own and ride a two-wheeler with a valid driving licence; comfortable with 60–70% field time. High emotional intelligence and patience for society member communications; fluency in English and Marathi; Hindi is a plus. Proficiency in MS Office (Excel, Word, PowerPoint); comfortable with Google Maps and basic CAD / layout viewers. Discreet, mature and comfortable handling sensitive discussions on society compensation, member expectations and competitor offers. High integrity, attention to detail and a self-driven field mindset — able to work independently with limited supervision. KEY SKILLS Society Redevelopment
