Role Description The Title Search Team Lead is responsible for overseeing a team that performs title searches and related due diligence for US mortgage processes, ensuring accuracy, compliance, and timely delivery. This full-time, on-site role in Bengaluru includes assigning and reviewing work, monitoring productivity, and maintaining quality standards across title search operations. The team lead collaborates with internal stakeholders and, when required, with client representatives to clarify requirements, resolve issues, and provide status updates. Daily responsibilities include guiding team members on complex title search cases, troubleshooting data or documentation discrepancies, updating process documentation,



and supporting training for new or existing staff. The role also involves tracking key performance metrics, identifying process improvements, and escalating risks or exceptions in line with established procedures. Qualifications
• Strong expertise in title search processes, US mortgage documentation, and property records review, with the ability to interpret legal descriptions and identify potential title issues.
• Experience leading operations teams, including task allocation, performance monitoring, coaching, and conducting quality checks to maintain high accuracy and compliance standards.
• Proficiency in using mortgage and title search platforms or tools, and comfort working with spreadsheets and databases to manage and analyze operational data.
• Well-developed analytical and problem-solving skills to investigate discrepancies, resolve data or documentation conflicts, and recommend process improvements.
• Clear and professional communication skills, with the ability to coordinate with team members, cross-functional stakeholders, and client contacts as needed.
• Ability to work on-site in Bengaluru, manage deadlines in a quick-paced environment, and adapt to evolving client and regulatory requirements.
• Prior experience in US mortgage services, title search, or related back-office operations is highly beneficial; exposure to compliance or quality assurance frameworks is a plus.
• Bachelor’s degree in any discipline or equivalent professional experience in mortgage operations or title services.
