The Sales Manager sells undeveloped land parcels of 1 acre and above, suited for long-term investment or farming, to buyers in Pune. Target buyers include business owners, senior professionals, doctors, NRIs, HNIs, retired professionals, and people who want to farm or build a second home on their own land.

The role owns the full sale: from qualified lead to site visit, negotiation, documentation and registration.

Key Responsibilities

Selling

- Convert qualified leads from pre-sales, digital campaigns, referrals and channel partners into land sales.
- Understand each buyer's goal (capital appreciation, farming, second home, legacy asset) and match them to the right parcel.
- Conduct site visits: explain location, access road, water, soil, surroundings, growth drivers and appreciation potential.
- Present clear investment logic: land cost per acre, comparable rates, infrastructure upcoming nearby, and holding horizon.
- Negotiate price and payment terms within the approved range and close deals.

Buyer confidence and documentation





- Explain land records and due diligence simply: 7/12, 8A, title search, mutation, and agricultural land purchase rules (including farmer-certificate requirements in Maharashtra).
- Coordinate token/booking, agreement, legal verification and registration with the legal and CRM teams.
- Stay in touch with buyers after sale for referrals and repeat purchases.

Business development

- Build a network of channel partners, wealth managers, CA firms, and professional associations in Pune.
- Represent Excellence Home at investor meets, corporate events and land expos.
- Share market feedback on pricing, buyer objections and preferred locations with the Director.

Reporting

- Update every lead, visit, and deal status in the CRM / Excel tracker daily.
- Share a weekly pipeline and sales forecast with the Director.

Pay: ₹20,000.00 - ₹60,000.00 per month
