Role overview A Rental Resale Executive oversees both the ongoing rental operations and the secondary sale (resale) of properties for real estate owners, balancing cash flow generation with asset divestment or portfolio turnover.
Core Responsibilities
- Rental Operations & Leasing
- Market vacant rental units, create property listings, and run background or credit screenings for prospective tenants.
- Negotiate and execute lease agreements, collect monthly rent, and enforce occupancy rules.
- Coordinate routine and emergency property maintenance, vendor contracts, and unit turnarounds.
- Resale & Sales Management
- Evaluate market conditions and run comparative market analyses (CMAs) to price properties accurately for resale.
- Prepare rental properties for the sales market (staging, cosmetic repairs, and statutory disclosures).
- Host property viewings for prospective buyers, negotiate purchase offers, and coordinate with real estate agents, brokers, and legal/escrow teams through closing.
- Financial & Portfolio Management
- Build and manage operating budgets, track rental income versus expenses, and prepare financial reports for property owners.
- Advise owners on whether to hold a property for rental yield or list it for resale based on market appreciation.
- Legal & Compliance
- Ensure all leasing,
tenant relations, and sales transactions comply with local real estate laws, zoning ordinances, and fair housing regulations
