About the Role we are looking for an experienced, proactive and commercially minded Mall Manager to oversee day-to-day mall operations and help revive and grow the commercial property.

The building has approximately 400 showrooms, with around 70 currently operational. We are looking for someone who can ensure smooth facility operations while actively contributing to increased occupancy, tenant relationships, leasing opportunities and overall commercial development.

This is not just a maintenance role. The ideal candidate should combine strong operational management skills with business development, leasing coordination and the ability to attract current businesses to the property.

Key Responsibilities

1. Mall Operations and Facility Management

- Oversee daily operations, housekeeping, security, maintenance and common-area upkeep.
- Coordinate electricity, water supply, DG/generator operations and other essential services.
- Supervise housekeeping staff, security personnel, technicians and external vendors.
- Maintain a register of complaints, breakdowns, repairs and pending maintenance work.
- Ensure timely resolution of showroom owners' and tenants' concerns.
- Monitor vendor performance, maintenance expenses and service quality.
- Maintain daily operational reports and escalate major issues to management.

2. Leasing and Occupancy Growth

- Identify vacant and inactive showrooms and maintain an updated inventory.
- Build relationships with showroom owners and understand their leasing requirements.
- Generate leads for prospective tenants, retailers, franchise operators and businesses.
- Coordinate property visits, tenant enquiries, negotiations and follow-ups.
- Support leasing activities and help convert vacant showrooms into occupied units.
- Maintain a database of available properties, prospective tenants and transaction status.
- Coordinate with brokers,



property consultants and commercial real estate networks.

3. Business Development and Mall Revival

- Develop practical ideas to increase footfall, occupancy and commercial activity.
- Identify suitable business categories and prospective brands for the property.
- Help plan promotional campaigns, business networking activities and mall events.
- Develop relationships with local businesses, investors and franchise operators.
- Recommend improvements to the property's visibility, tenant mix and overall appeal.
- Work with management to implement a phased mall revival and growth strategy.

4. Showroom Owner and Tenant Relations

- Maintain professional relationships with owners, tenants and other stakeholders.
- Communicate management policies, operational updates and planned maintenance.
- Assist with maintenance billing and follow up on outstanding dues.
- Organise owner meetings and maintain records of issues, feedback and commitments.
- Handle complaints professionally and resolve conflicts wherever possible.

5. Reporting and Administration

- Submit daily operations updates and weekly performance reports.
- Prepare monthly reports covering occupancy, leasing leads, collections, complaints and expenses.
- Maintain vendor records, staff attendance, maintenance logs and operational documentation.
- Track leasing enquiries, site visits, negotiations and successful closures.
- Present improvement proposals and business development plans to management.

Candidate Requirements




- Minimum 2–5 years of experience in mall management, commercial property management, facility management, retail operations or real estate.
- Experience handling commercial buildings, shopping complexes or multiple tenants will be preferred.
- Understanding of leasing, tenant acquisition, property marketing and owner relations.
- Strong communication, negotiation, coordination and problem-solving skills.
- Ability to manage staff, vendors, operational expenses and daily reporting.
- Comfortable with Excel/Google Sheets, WhatsApp Business and basic digital tools.
- Self-driven, accountable and capable of working independently.

Key Performance Indicators (KPIs) The candidate will be evaluated on:
- Quality and reliability of daily mall operations.
- Improvement in showroom occupancy and tenant acquisition.
- Number of qualified leasing enquiries and property visits generated.
- Successful leasing transactions supported or completed.
- Relationships maintained with showroom owners and tenants.
- Timeliness of complaint resolution and maintenance activities.
- Accuracy of reporting and control over operating expenses.
- Contribution to the overall revival and commercial growth of Sushma Capital.

The ideal person should be equally comfortable managing operational issues, meeting showroom owners, generating leasing leads and presenting practical ideas to grow the property.
