JOB PURPOSE (Briefly describe the general purpose of the position or its significance from the organizations point of view and how it contributes to the overall mission/objective of the organization). The incumbent shall be responsible for the design management, coordination, documentation and administration of multiple high-value projects, whilst adhering to the corporate governance protocols, and help in constructing projects across Bhogapuram Aerocity. The incumbent shall be coordination with Internal stakeholders Like Business development, Finance, Site, projects, finance, contracts; as well as external consultants which includes architects, structural, MEP, Landscape, Interiors, Green building, Lighting, etc for buildings, site planning and infrastructure.

- ORGANISATIONAL CHART {Please complete the organization chart below using only the generic (e.g. VP) and descriptive (e.g. VP Finance) job titles.} Comments: The position will report to VP-Design, and will represent the Design Team to work in close coordination with all Consultants, contractors/ Site / Projects teams/ Planning team/ Procurement Team, Corporate Finance, Statutory Team, , etc. VP - Design Manager - Architect 2 3.

KEY ACCOUNTABILITIES (List the responsibilities/duties associated with the job. For each responsibility/duty listed, give the factors on which an individual’s performance is judged). Accountabilities KPI Design Administration o Good in Architectural design, site planning and good understanding and exposure on infrastructure and landscape design. o Develop land parcels and create feasibility plans & sections for budgeting, create test fits, and prepare vision statements for onboarding consultants o Finalize of Concepts with management approvals, undertake Design Development and prepare Tender documentation. o Knowledge of local bye laws and fire codes, and other building regulations , NBC and regulations. o Review design documentation of structure, MEP in line with architecture brief to ensure adherence with the design intent o Assist in preparing Mood Boards and plan onsite Mockups with alternate materials to take approvals from all parties, as per lead time requirements, without affecting the schedule. o Take up in-house drawing preparation/presentations/ sketchup models etc., as and when required to meet Business needs o Responsible for administration like raising purchase requests for consultants, team equipment, etc.



o Arrange and manage design coordination meetings with consultants regularly to ensure quality and timely drawings for construction. o Review drawings, reports, give comments for value addition, value engineering and design management.

Extracting error free drawings from consultants & vendors and getting them approved internally within the allotted time Change Management & Administration o Update and amend scopes of consultants and specialists on changes and adjustments to their running orders o Prepare benchmark data of consultant and specialists fees, analyze quotes in relation to benchmarks and negotiate with them for finalizing change orders o Track expenses relative to original work orders as the project develops, and create data points for updating HOD for changes o Record keeping of all project documentation. o Assist in preparing Mood Boards in PowerPoint Maintain error free documentation on time Stakeholder Management: o Maintain valuable synergy with projects stakeholders including operations team and Airport teams to provide/receive timely inputs and reports, including risk associated & business impact on critical works. o Coordinate with Projects team for site, landscape and infrastructure planning, and execution of design o Diligently implement the Urban design guidelines for the Aerocity for various stakeholders. o Facilitate Business Development and Legal teams to compile scope requirements, design briefs, Leasable areas and Lease Deeds o Assist BD teams in specification writing to enhance product positioning and present project briefs at business meetings with prospective clients & existing tenants Closing communication gaps and Achieving goals within timeline 3 4. INTERACTIONS (Describe the job roles that you interact with inside or outside the company to enable you to meet your accountabilities) External - Internal - External consultants, Infrastructure, Landscape, MEP, PMC, contractors & vendors. Process leaders and team members in Projects, planning, contracts, Business Development etc. within Airport Land Development.

Interacting with government bodies like AAI, Fire Services, Municipal Authorities, Pollution Control Boards, DUAC etc for approvals and regulation controls. Internal stakeholders like Master Planning, Connectivity, Land, Security, Operations, IT etc for their requirements and inputs related to planning of ALD projects.

Asset

Owners/external developers for interfacing to get appropriate design inputs. P&C;, Finance, Management Offices etc for MIS and other reporting and approvals.

Financial

Dimensions (These should be quantifiable numerical amounts like annual budgets, project costs, annual revenue, purchase value etc.). Involved in the Design, Site and infrastructure planning and execution of atleast 3-5 project worth ~INR 50 crores over the last 3-4 years Other Dimensions (Indication of some of the significant volumes associated with the job like number in team/ staff handled etc). o Strong in design understanding and execution o Good in site planning, and exposure of infrastructure planning is helpful. o Exposure in coordinating with consultants/contractors/vendors/PMCs o Good understanding of structure, landscape, services and construction. o Should have worked in large teams, with capacity to manage all tasks related to the organization o Exposure to corporate governance, bureaucracy and culture 6.

SKILLS AND KNOWLEDGE (State the minimum acceptable proficiency for this job which best indicates the education and/or experience requirements of this job and not the incumbent).

Educational

Qualifications B Arch required from a reputed college. A certification in Architectural Engineering/ M Arch is an added advantage Expertise o Development of detailed drawings for large building projects with various consultants across India o Having in-depth knowledge of architectural engineering drawings and good interfacing knowledge of MEP, landscape, structural design, sustainability, IoT and other design interfaced disciplines. o Good in site planning, infrastructure planning and site coordination. o Confident in building bye-laws & Building plan approval process. Strong knowledge of National building code and good knowledge of other relevant planning & building codes. o Hands-on and fast paced working in software like AutoCAD, Sketch up, Photoshop, MS Word, MS Excel, PowerPoint etc. o Expertise in running architectural feasibility plans, test fits and preparing ballpark requirements for new projects. Preferred candidate profile

Experience 10-14 years of experience with a Large Developer / Grade-A Contractor / Multidisciplinary Design Consultants / Program Management Office, out of which any one of the below should be mandatory: o Atleast 3-4 years of experience in inter-disciplinary design development of Residential Apartment/ Plotted development/ Hotel/Retail / Commercial-Office buildings/ Hospitality buildings
