Purpose/Objective

To lead the end-to-end execution of residential, commercial, mixed-use, township, and infrastructure development projects, ensuring delivery within approved timelines, budgets, quality standards, and safety requirements.

The role is responsible for project planning, stakeholder management, engineering coordination, contract administration, risk management, and overall project performance while safeguarding Adani Realty's business objectives and customer commitments.

Key Responsibilities of Role

Project Leadership & Execution - Lead complete project execution from mobilization to project handover and closure.

- Develop project execution strategies aligned with business objectives and approved project plans.
- Ensure delivery of projects within defined scope, schedule, cost, quality, and safety parameters.
- Drive project governance and monitor execution performance across all functions.

Project Planning & Monitoring - Review and monitor project schedules, milestones, and execution plans.

- Ensure effective coordination between planning, procurement, contracts, design, engineering, and construction teams.
- Monitor project progress and initiate corrective actions to address delays and bottlenecks.
- Lead periodic project review meetings and progress evaluations.

Construction Management - Oversee civil, structural, architectural, interior, infrastructure, and MEP execution activities.

- Ensure adherence to approved drawings, specifications, construction methodologies, and quality standards.
- Monitor contractor performance and productivity across project activities.
- Ensure timely availability of resources required for project execution.

Budget & Cost Management - Manage project budgets, cash flows, commitments, and expenditures.

- Monitor cost performance and identify opportunities for optimization.
- Review commercial implications of design changes, variations, and additional scope.
- Ensure projects are delivered within approved financial parameters.

Contractor & Consultant Management - Lead coordination with contractors, consultants, vendors, and service providers.

- Review contractor mobilization plans,



execution methodologies, and performance metrics.
- Ensure contractual obligations are achieved by all stakeholders.
- Resolve execution challenges through effective stakeholder management.

Quality Management - Ensure implementation of organizational quality standards and quality assurance procedures.

- Monitor inspection, testing, snag closure, and handover readiness activities.
- Drive defect prevention and continuous improvement initiatives.
- Ensure projects achieve expected quality benchmarks and customer satisfaction levels.

Safety & Compliance Management - Ensure compliance with EHS policies, statutory regulations, and project safety requirements.

- Promote a strong safety culture across project teams and contractors.
- Monitor implementation of safety plans, audits, inspections, and corrective actions.
- Ensure compliance with regulatory approvals and statutory obligations.

Risk Management - Identify project risks related to cost, schedule, quality, resources, and stakeholder management.

- Establish mitigation plans and monitor risk registers.
- Drive proactive issue resolution to minimize project disruptions.
- Escalate critical risks and recommend business solutions to leadership.

Stakeholder Management - Act as the primary point of contact for all project-related matters.

- Collaborate with Design, Procurement, Contracts, Planning, Finance, EHS, QA/QC, CRM, and Facility Management teams.
- Interface with senior leadership, consultants, contractors, external agencies, and regulatory authorities.
- Ensure alignment of stakeholder expectations and project objectives.

Project Handover & Close-Out - Oversee testing, commissioning, snag closure, and project handover activities.

- Ensure completion of statutory approvals,



certifications, and close-out documentation.
- Facilitate seamless transition of projects to Facility Management and Customer Relations teams.
- Ensure achievement of project completion and customer satisfaction targets.

MIS & Reporting - Develop and review project dashboards, progress reports, risk reports, and performance indicators.

- Provide regular updates to management regarding project status and key challenges.
- Monitor project KPIs and ensure corrective actions are implemented promptly.
- Support data-driven decision-making through accurate reporting and analytics.

Team Leadership & People Management - Lead multidisciplinary project execution teams including engineering, planning, contracts, quality, safety, and commercial functions.

- Drive performance management, capability building, and succession planning.
- Foster a culture of accountability, collaboration, innovation, and excellence.
- Mentor and develop future project leaders within the organization.

Qualifications and Experience

Educational Qualifications - Bachelor's Degree in Civil Engineering.

- Master's Degree / MBA in Construction Management, Project Management, Operations Management, or Business Administration preferred.
- Professional certifications such as PMP, PRINCE2, RICS, PMP-SP, or equivalent will be an added advantage.

Experience - 12–18 years of experience in Project Management, Construction Management, or Project Execution.

- Minimum 5 years of experience managing large-scale real estate projects in a leadership capacity.
- Experience in residential, commercial, mixed-use developments, integrated townships, hospitality, or infrastructure projects.
- Robust exposure to project lifecycle management, stakeholder coordination, budget management, contract administration, and risk management.
- Proven experience in delivering large and complex projects within time and budget constraints.
