Role Description The Facility Manager is responsible for overseeing the day-to-day operations, maintenance, and safety of residential properties and common areas. This full-time, on-site role in Bengaluru includes supervising facility staff and vendors, coordinating repairs and preventive maintenance, managing utilities and building systems, and ensuring compliance with safety and regulatory standards. The Facility Manager will handle service requests from residents, monitor housekeeping and security performance, and maintain accurate records of maintenance activities and budgets. The role also involves planning improvements to enhance comfort, efficiency, and sustainability, while collaborating closely with project, property management, and senior leadership teams. Operations & Maintenance
• Oversee the maintenance of all common areas, buildings, utilities, and amenities.




• Ensure preventive and breakdown maintenance of electrical, plumbing, STP, WTP, DG sets, elevators, firefighting systems, and HVAC equipment.
• Monitor the upkeep of landscaping, roads, lighting, and recreational facilities.
• Vendor & Contract Management
• Supervise housekeeping, security, landscaping, waste management, and AMC vendors.
• Monitor vendor performance against service level agreements (SLAs).
• Verify bills, manage contracts, and ensure timely renewals. Resident Services
• Address resident concerns promptly and professionally.
• Coordinate with the Residents Welfare Association/Association Management Committee.
• Drive initiatives to improve resident experience and community engagement. Safety & Compliance
• Ensure compliance with statutory requirements, including fire safety, electrical safety, and pollution control norms.
• Conduct regular safety audits and emergency preparedness drills.
• Maintain records of licenses, inspections, and certifications. Financial Management
• Prepare annual budgets for facility operations.
• Monitor expenses and optimize operational costs.
• Review and approve vendor invoices and monthly reports. Team Management




• Lead and supervise maintenance, housekeeping, security, and support staff.
• Conduct regular training and performance reviews.
• Foster a culture of accountability and service excellence. Qualifications
• Candidates should possess strong facility operations skills, including building maintenance coordination, vendor management, and preventive maintenance planning.
• Candidates should possess safety and compliance skills, such as knowledge of local building codes, occupational health and safety practices, and emergency response procedures.
• Candidates should possess people and stakeholder management skills, including team supervision, resident relationship management, and effective communication.
• Candidates should possess organizational and administrative skills, such as budgeting, record-keeping, reporting, and use of basic office and facility management software.
• Candidates should possess problem-solving and analytical skills to assess issues quickly, prioritize tasks, and implement practical, cost-effective solutions.
• Relevant experience in facilities management, property management, or real estate operations is beneficial, preferably in residential or mixed-use developments.
• A diploma or degree in engineering, facilities management, property management, or a related field is advantageous, along with flexibility to work in office and respond to urgent facility needs.
