Job Summary

We are looking for an experienced and result-oriented AVP/VP Projects to lead end-to-end project execution for real estate developments. The candidate will be responsible for project planning, construction management, budgeting, quality control, safety, contractor management, and timely project delivery while ensuring compliance with approved designs, statutory regulations, and business objectives.

Key Responsibilities

1. Project Planning & Execution

- Lead end-to-end execution of real estate projects, including pre-construction planning, construction, finishing, and handover.
- Develop project schedules, milestones, resource plans, and execution strategies.
- Ensure timely completion of projects within approved budgets and quality standards.
- Monitor project progress and implement corrective actions to address delays.

2. Construction & Site Management

- Oversee civil, structural, MEP, finishing, faade, infrastructure, and landscaping works.
- Ensure effective coordination between architects, consultants, contractors, project managers, and site teams.
- Review construction drawings, BOQs, technical specifications, and method statements.
- Monitor site productivity, manpower deployment, material availability, and equipment utilization.

3. Budgeting & Cost Control

- Prepare and monitor project budgets, cash flow projections, and cost estimates.
- Control project expenditure and identify opportunities for cost optimization without compromising quality.
- Review contractor bills, variations, claims, and change orders.
- Ensure effective utilization of resources and adherence to financial targets.

4. Quality, Safety & Compliance

- Establish and maintain quality assurance and quality control systems.




- Ensure compliance with applicable building codes, statutory approvals, environmental requirements, and safety standards.
- Conduct regular site inspections, quality audits, and project reviews.
- Ensure timely closure of defects and non-conformities.

5. Contractor & Consultant Management

- Lead the selection, appointment, and performance monitoring of contractors and consultants.
- Negotiate contracts, monitor deliverables, and resolve execution-related issues.
- Ensure coordination between design, procurement, commercial, and construction teams.
- Manage contractual risks, claims, and dispute resolution in coordination with the contracts and legal teams.

6. Project Monitoring & Reporting

- Review project schedules, critical path activities, cost reports, and progress dashboards.
- Conduct periodic project review meetings with internal and external stakeholders.
- Present project status, risks, budget updates, and mitigation plans to senior management.
- Establish KPIs to measure project performance, productivity, quality, and delivery timelines.

7. Finishing, Handover & Customer Coordination

- Oversee finishing works, snagging, testing and commissioning, and final inspections.
- Ensure readiness of completed units, common areas, and facilities for possession or operational handover.
- Coordinate with CRM, facility management, leasing, and operations teams for smooth handover, wherever applicable.
- Ensure timely resolution of defects and completion of handover documentation.

Required Qualifications

- B.E./B.Tech in Civil Engineering is preferred.
- Postgraduate qualification in Construction Management or Project Management will be an advantage.
- Extensive experience in real estate development, construction management, and large-scale project execution.
