Job Summary

We are looking for an experienced Sourcing Manager for residential plotting projects who can identify suitable land parcels, source landowners, negotiate land deals, build broker networks, and support land acquisition from initial sourcing through deal closure.

Key Responsibilities

- Land Sourcing & Identification
- Identify suitable land parcels for residential plotting and township projects.
- Research emerging locations, highway corridors, and areas with future development potential.
- Source land through direct landowners, local brokers, channel partners, and property consultants.
- Landowner & Broker Network
- Develop and maintain relationships with landowners, local brokers, aggregators, and consultants.
- Build a strong local sourcing network in target project locations.
- Generate qualified land leads and maintain a database of available land parcels.
- Deal Negotiation & Closure
- Negotiate land prices, payment terms, token amounts, and deal structures.
- Evaluate land rates against market benchmarks and project feasibility.
- Coordinate meetings, site visits, offers, and commercial discussions with landowners.
- Market Research & Feasibility
- Study competing plotting projects, local demand, infrastructure development, and prevailing land prices.
- Prepare land sourcing proposals with location, area, expected price, ownership details, and development potential.
- Support feasibility analysis and investment decisions with management.




- Reporting & Coordination
- Maintain a sourcing pipeline, lead tracker, broker database, and negotiation status reports.
- Submit weekly reports on new leads, site visits, negotiations, and closures.
- Coordinate with legal, finance, project planning, sales, and senior management teams.

Required Qualifications & Skills
- Graduate in any discipline; a real estate, business, or civil engineering background is preferred.
- 3–8 years of experience in real estate land sourcing, land acquisition, or plotting projects.
- Strong local market knowledge and established landowner/broker network.
- Excellent negotiation, communication, and relationship-management skills.
- Understanding of land records, title due diligence, zoning, and development approvals.
- Proficiency in Excel, Google Sheets, CRM tools, and reporting.
- Willingness to travel for land surveys, meetings, and site visits.

Key Performance Indicators (KPIs)
- Number of qualified land parcels sourced.
- Number of landowner meetings and site visits completed.
- Quality and commercial viability of sourced land.
- Negotiated price versus market benchmark and approved budget.
- Conversion rate from lead to deal closure.
- Accuracy of sourcing records and timely reporting.

Compensation Salary: As per experience and market standards, plus applicable performance incentives.

Preferred Candidate A proactive real estate skilled with strong local contacts, excellent land negotiation skills, and hands-on experience in sourcing land for residential plotting or township development.

Pay: ₹50,000.00 - ₹70,000.00 per year
