About Urban Vault
Urban Vault designs, builds and runs managed office spaces for growing companies. As we expand across India, we’re building a real estate platform that takes on land and buildings with investors. This role will find the land for it.
The role
As our Real Estate Acquisition Lead, you’ll find the land Urban Vault builds on and the buildings it turns into workspaces.
This is a land-first role. You’ll identify sites, reach the right landowners, and take each site through title, conversion and approvals until it’s ready to develop. Alongside that, you’ll help secure buildings for UV’s centres.
- Location: Bengaluru, with travel to Mumbai, Pune, Gurugram, Noida and Chennai
- Reports to: Co-Founder & CEO
- Works closely with: Legal, Finance, external land and title advisors, Sales, Design & Build
- Type: Full time
What you’ll do
Land (the core of the role)
- Find the sites: Map land parcels suitable for commercial office development, starting on and around Bengaluru’s Outer Ring Road. Track ownership, size, road access, zoning and permissible FAR for each.
- Reach the landowners: Build direct relationships with landowners, families, land aggregators and brokers. Many of the best parcels never formally come to market.
- Lead title diligence: Work with lawyers on revenue records (RTC/pahani, mutation, encumbrance certificates), chain of title, legal heirs and co-owners, litigation checks and boundary surveys.
- Clear the path to development: Assess land-use conversion, zoning, master-plan designations, road widening, height limits and approvals with BBMP, BDA or BMRDA.
Work with liaison partners to estimate the time and cost to make a site ready to develop.
- Structure the deal: Negotiate joint development agreements (area or revenue share), outright purchases or leases. That includes deposits, milestones, escrow, and exit clauses in case approvals fail.
- Build the case: Prepare site feasibility with Finance, covering buildable area, landowner share, approvals timeline, cost and expected value, so each site can go to the investment committee.
Buildings for UV’s centres
- Source and evaluate ready buildings and floors for UV to lease, especially in micro-markets where we’re growing.
- Negotiate with landlords, including upside for UV where it anchors a building, such as an equity kicker, a share of sale value, or a right of first refusal.
- Maintain a database of land and building deals, rents and values across UV’s markets.
Who you are
You’re a land person first. You have around five years of finding, diligencing and closing land in Bengaluru, and you’re as comfortable in the field with landowners as you are in the room with lawyers.
Must-haves
- 4–7 years in land acquisition or land and business development at a developer, a land advisory firm, or the land team of a property consultancy
- Land deals you’ve led or co-led through to signing, ideally including a JDA, with the numbers to show for it
- Hands-on knowledge of Karnataka land records and processes: RTC/pahani, mutation, encumbrance certificates, conversion, and BBMP, BDA or BMRDA approvals
- A network of landowners, aggregators, brokers and land lawyers in Bengaluru, especially in the east and south-east (ORR, Sarjapur Road, Whitefield)
- Comfort with numbers, including basic feasibility and JDA economics in Excel
- A patient, persistent negotiator who builds trust with landowners and families over months
Nice-to-haves
- Experience with commercial or office land, not only residential
- Office leasing experience at a consultancy, a developer’s leasing team or a flex operator
- Kannada, for working directly with landowners and revenue offices
You’ll thrive here if you enjoy the slow, detailed work of getting land right, you’d rather be in the field than in meetings, and you want a role that grows as UV’s real estate platform grows.
What we offer
- Growth: A direct path to a senior role on UV’s real estate platform as we take on land and buildings with investors
- Compensation: Competitive fixed pay, plus an annual bonus tied to sites brought to the investment committee, land deals signed, and space signed for UV centres
- Ownership: ESOPs in Urban Vault
Please add a short note at the bottom of your CV on the best land deal you worked on: the site, what the title and approvals issues were and how the deal was structured.
