Job Overview

House of Shubhashish is seeking an experienced Manager – Land Acquisition to evaluate land opportunities, assess project feasibility, structure commercial deals, and support strategic real estate investments. The role involves working closely with leadership and cross-functional teams to identify suitable land parcels and maximize project viability.

Key Responsibilities

- Evaluate land parcels for outright purchase, joint development, joint ventures, revenue sharing, and area sharing.
- Prepare financial feasibility models covering land costs, FSI/FAR, saleable area, construction costs, approvals, cash flows, margins, and project returns.
- Negotiate commercial terms with landowners, brokers, and development partners.
- Conduct market research, competitor analysis, pricing assessments, and demand studies across Jaipur and surrounding markets.
- Coordinate legal, technical, and planning due diligence, including land titles, zoning, land use, approvals, and encumbrances.
- Prepare investment proposals and present recommendations to senior management.
- Develop a pipeline of potential land acquisition opportunities through industry networks and market relationships.
- Manage transactions from initial evaluation and term-sheet preparation through agreements and closure.




- Monitor project performance against approved feasibility assumptions and identify potential risks.

Required Skills and Qualifications
- 10+ years of relevant experience in real estate, particularly land acquisition, land equation, deal structuring, or real estate business development.
- Demonstrated experience in successfully closing land deals with established real estate developers.
- Strong financial modelling, feasibility analysis, valuation, and advanced Excel skills.
- Understanding of land regulations, development control norms, Jaipur Development Authority (JDA) regulations, Rajasthan land-related requirements, and joint development or joint venture structures.
- Strong negotiation, communication, analytical, and stakeholder management skills.
- Established skilled network of landowners, brokers, and consultants in Jaipur and Rajasthan.
- Graduate in any discipline; an MBA in Finance, CA qualification, or Civil Engineering/Architecture background is preferred.
