Crest Ventures is looking for an experienced Cluster Head to drive sales performance across a cluster of luxury residential real estate projects. The role will be responsible for achieving project-wise sales targets, leading sales teams, strengthening channel partner relationships, and overseeing sourcing, customer engagement, negotiations and closures.

The position requires strong business acumen, leadership and stakeholder management skills to drive bookings and revenue, optimise inventory movement, improve conversion rates and deliver a seamless customer experience.

Key Responsibilities

- Cluster Sales Planning &
- Target Achievement
- Develop cluster-level sales strategies and translate business objectives into project-wise and team-wise targets.
- Monitor bookings, revenue, inventory movement and conversion across assigned projects.
- Identify performance gaps and implement corrective action plans to achieve sales targets.
- Track market trends, competitor offerings, pricing and customer feedback to identify business opportunities.
- Sales Team Leadership &
- Development
- Lead and manage sales teams across the assigned cluster of projects.
- Set individual targets, conduct regular performance reviews and coach team members on customer engagement, negotiations and conversions.
- Ensure explicit ownership of leads, follow-ups, site visits, negotiations and closures.
- Support recruitment, onboarding and capability development to strengthen team performance.
- Customer Engagement &
- Negotiations
- Oversee engagement with prospective buyers, high-net-worth individuals, repeat customers and referral clients.
- Lead or support complex negotiations and drive qualified prospects towards booking.
- Ensure customer communication and commitments are accurate and aligned with approved project information.
- Address escalated customer concerns in coordination with relevant internal teams.
- Sourcing &
- Channel Partner Management




- Coordinate with Sourcing teams to maintain a healthy pipeline of qualified leads and site visits.
- Develop and strengthen relationships with channel partners and monitor their contribution to cluster sales.
- Ensure systematic lead allocation, follow-up and partner engagement.
- Collaborate with Marketing to improve lead quality and execute project-level sales initiatives.
- Closures &
- Transaction Management
- Coordinate with Closing teams to progress customers from negotiation to booking and documentation.
- Monitor pending offers, approvals, documentation and payment milestones.
- Work with Finance, Legal and CRM teams to resolve transaction-related bottlenecks.
- Review lost, delayed and cancelled opportunities and implement corrective measures to improve closure rates.
- Reporting &
- Cross-functional Coordination
- Prepare and present cluster sales reports, forecasts and performance updates to management.
- Monitor sales funnel health, pipeline movement and project-wise business performance.
- Maintain accurate CRM records and ensure timely updates on lead and transaction status.
- Coordinate with Marketing, Projects, Finance, Legal and CRM teams to ensure smooth sales execution.
- Ensure adherence to approved pricing, discounting policies, customer commitments and internal processes.

Qualifications &

- Experience

- Bachelor's degree in Business Administration, Marketing, Real Estate or a related field
- MBA preferred.
- 12+ years of experience in residential real estate sales, preferably with a real estate developer.
- Proven experience managing multiple projects or a sales cluster and leading sales teams.
- Exposure to luxury residential real estate, high-net-worth customers, channel partners, negotiations and closures.
- Strong understanding of sales funnel management, pricing, inventory management and the customer lifecycle.
