Senior Sales & Marketing Manager – Real Estate

Salary: ₹50,000 per month (based on experience) + performance-based sales incentives

About Us

Eastern Estate Construction & Developers is a real estate developer with projects across Jharkhand, Bihar and Odisha. We are now growing on two fronts:

- Patna launch: We are entering the Patna market with residential plots and development in Bihta (Greater Patna), one of the region’s fastest-growing corridors.
- Ranchi: We are driving sales at Diamond City Ranchi, our township project.

About the Role We are hiring one sales leader for each city to own the complete sales function: generating leads, closing deals, driving collections and building a team. In Patna, you will lead the launch of our Bihta project from day one. In Ranchi, you will accelerate sales at Diamond City. You will have full independence in how you hit your numbers. Management expects one thing in return: clear, regular reporting on sales booked and collections received.

Key Responsibilities

Sales & Closing

- Patna: Lead the market launch of our Bihta plots, position the project with buyers and investors across Patna, and build early sales momentum
- Ranchi: Drive sales at Diamond City Ranchi and grow its buyer base
- Generate your own leads through local networks, channel partners, brokers, field activations and referrals
- Conduct site visits, handle objections, negotiate and close deals
- Manage the full sales cycle through registration and documentation
- Drive collections and follow up on payment schedules until full recovery

Team Leadership

- Hire, train and manage a team of sales executives as volume grows
- Set targets for your team, track performance and hold them accountable




- Own the full sales flow so management doesn’t need to step in on day-to-day operations

Marketing & Lead Strategy

- Work with our existing digital marketing and sales staff to track where leads come from (digital, referrals, walk-ins, brokers, field) and which sources actually convert
- Propose and run local marketing plans: launch events, site-visit drives, channel partner programs, local promotions
- Share market feedback on pricing, competitor projects and buyer demand in your city

Reporting

- Report sales booked (units and value) and collections received to management weekly and monthly
- Maintain an accurate pipeline and lead-source record

Requirements

- 4+ years in real estate sales (plots or flats) with a proven track record in your city
- Patna role: Experience selling plots in Patna or Greater Patna (Bihta, Danapur, Naubatpur or nearby); launch experience is a strong plus
- Ranchi role: Experience selling plots, flats or township projects in Ranchi
- Strong local network of buyers, investors, brokers and channel partners
- Demonstrated ability to generate leads independently, without relying on company data
- Experience handling collections, not just bookings
- Experience leading a sales team, or a transparent ability to build one from scratch
- Understanding of how digital leads differ from referral and field leads, and how to work each
- Strong negotiation and closing skills; fluent in Hindi, working English
- Must own a two-wheeler for daily site visits
