ROLE SUMMARY The Design Manager is a design professional with a background in architecture, urban design or landscape design who will provide dedicated masterplanning, layout and technical review support to Greystar's European and Australian development and design teams, principally for garden style suburban schemes. The role is centred on Giraffe software, used to test site capacity, massing and masterplan options at pace, alongside review of apartment plans, residential block plans and the landscape and public realm strategy that underpins Greystar's garden style product, against Greystar's design standards.

This is a support and enablement role rather than a design authorship role. The postholder will work closely with the Director, Design (Europe) and regional design managers to turn briefs, survey information and planning constraints into workable masterplan and layout options, freeing up the Europe based team to focus on stakeholder engagement, planning strategy and design quality review.

KEY ROLE RESPONSIBILITIES

- Produce and iterate masterplan options in Giraffe for garden style suburban sites, testing unit yield, density, parking, landscape and amenity space against scheme parameters set by the Europe design team.
- Review and test landscape and public realm proposals alongside the masterplan, covering open space provision, planting strategy and amenity space, working with the regional team on more detailed landscape design matters.
- Support feasibility and options testing at bid and pre planning stage, translating red line boundaries, topographical surveys and planning constraints into workable layouts.
- Review apartment plans and residential block plans produced by external architects for compliance with Greystar's design standards, unit mix targets and typical floor to floor efficiencies.
- Assist with the preparation of design review packs, benchmarking material and comparative layout studies for investment committee and design governance purposes.
- Maintain and develop a library of masterplan,



landscape and unit typology precedents within Giraffe to speed up future feasibility work.
- Support the Europe design team in checking layouts against basic accessibility, fire strategy and means of escape principles, escalating any specialist regulatory questions to the relevant regional design manager or fire engineer.
- Prepare drawings, diagrams and supporting material in CAD, Vectorworks or SketchUp where Giraffe outputs need to be developed or presented in another format.
- Keep accurate records of design iterations and rationale to support design audit trails through the investment committee process.
- Work flexibly across time zones to support UK and European working hours during core collaboration windows.

ROLE SCOPE

- This role supports Greystar's garden style suburban pipeline across the UK, Continental Europe and Australia, working under the direction of the Europe design team.
- Typical schemes range from 250 to 400 units across garden style, low rise apartment product.
- The role does not carry design sign off authority; all design outputs are reviewed and approved by the Europe based Design Director or regional design managers.
- This role reports to the Design Director, Europe, with day to day task allocation from the Europe design team.

KEY RELATIONSHIPS

- Based in India, working a hybrid pattern with regular overlap with UK and European core hours.
- Works closely with the Director, Design (Europe), regional design managers and the wider Global Design Network.
- Regular contact with external architects, masterplanners and landscape consultants on live schemes, primarily through the Europe design team rather than as sole point of contact.
- Occasional interaction with Development,



Investment and Planning colleagues to support design review and investment committee preparation.

Knowledge & Qualifications

- Degree qualification in Architecture, Urban Design or Landscape Architecture (or a closely related field).
- Clear understanding of masterplan principles, including site layout, block structuring, street hierarchy and density testing.
- Valuable working knowledge of landscape design and planning principles, including public open space provision, planting strategy, amenity space and the role of landscape in garden style suburban product; this is a core part of the role, not a peripheral skill.
- Working knowledge of apartment plan and residential block plan conventions, including unit mix, core efficiency and dual aspect principles.
- Awareness of building regulation and fire code principles as they affect masterplan and block layout (for example escape distances, fire appliance access and separation distances) is beneficial, though not a requirement to hold specialist regulatory qualifications.

Experience & Skills

Essential:

- Proficiency in Giraffe for masterplan generation and site testing, or strong aptitude to become proficient quickly.
- Experience or robust academic grounding in residential masterplanning, apartment layouts or block planning, gained through practice, academic study or a combination of both.
- Fluency in written and spoken English, with the ability to present ideas clearly to a European design audience.
- Strong attention to detail and the discipline to work to Greystar's design standards and briefs rather than personal design preference.
- A presentable, professional manner and a keen, eager to learn approach, with the flexibility to pick up new software tools and workflows.
- Able to manage several live schemes at once and to work to tight deadlines set by the Europe design team.

Desirable:

- Working knowledge of Vectorworks, SketchUp or other CAD software.
- Prior exposure to UK or European planning and building control processes.
- Experience working with an international team across time zones.
