Job Summary

We are looking for an experienced DGM – IFM to manage the overall facility operations of a large commercial building. The candidate will handle vendors, maintenance, safety, budgets, MIS reports, and tenant relationships to ensure smooth daily operations.

Key Responsibilities

- Vendor Management: Manage housekeeping, security, maintenance, HVAC, elevators, fire safety, and other service vendors.
- Facility Operations: Ensure smooth functioning of electrical systems, generators, air conditioning, elevators, and other building equipment.
- Maintenance & Safety: Plan regular maintenance and ensure compliance with safety rules and statutory requirements.
- Budget & Cost Control: Manage operational expenses, vendor contracts, utility bills, and CAM costs.
- MIS & Reporting: Prepare monthly reports on expenses, energy usage, maintenance,



vendor performance, and compliance.
- Tenant Management: Handle tenant concerns, service requests, meetings, and escalations to ensure customer satisfaction.

Key Performance Indicators (KPIs)
- Maintain at least 95% vendor SLA compliance.
- Ensure reliable operation of critical building systems.
- Reduce operational costs by 3–5%.
- Maintain tenant satisfaction above 90%.
- Submit all monthly reports and compliance documents on time.

Candidate Requirements
- 12–16 years of experience in facility management.
- Experience managing large commercial buildings or tech parks of over 1 million sq. ft.
- Strong knowledge of building maintenance, M&E; systems, and safety procedures.
- Good experience in vendor management, contract negotiation, and cost control.
- Ability to prepare MIS reports and manage budgets.
- Strong communication, leadership, and tenant-handling skills.
