We are looking for a Senior Project Manager to lead interior projects from handover to completion across commercial (offices, retail, hospitality) and residential (villas, apartments, luxury homes) segments. You will own delivery of scope, schedule, budget and quality, while coordinating design teams, vendors, contractors and clients.

Key Responsibilities

Project Planning & Execution

- Take ownership of multiple interior projects end to end, from site handover to final snagging and client handover
- Prepare detailed project schedules, work breakdown structures, milestones and resource plans
- Review drawings, BOQs, specifications and material schedules for accuracy and constructability
- Conduct site feasibility checks and flag risks early

Cost & Procurement Management

- Monitor project budgets, track variations and manage cost control
- Prepare and verify BOQs, estimates, rate analysis and vendor comparisons
- Negotiate with vendors, subcontractors and suppliers; issue work orders and purchase orders
- Verify contractor bills, measurements and milestone-based payments

Site & Quality Management

- Supervise site teams, including supervisors, engineers and trade contractors (civil, MEP, carpentry, false ceiling, flooring, painting, glazing, furniture)
- Ensure work conforms to approved drawings, material standards and finishing quality
- Implement quality checks, mock-ups, inspections and snag lists
- Enforce site safety, housekeeping and statutory compliance

Coordination & Stakeholder Management

- Act as the primary point of contact for clients, architects, designers and consultants
- Coordinate between design, procurement, MEP and site teams to avoid clashes and delays
- Run regular progress meetings and issue clear MoMs and progress reports
- Handle client expectations, change requests and escalations professionally

Team Leadership

- Lead and mentor project engineers, site supervisors and junior coordinators




- Allocate responsibilities, review performance and build accountability
- Support business development with technical inputs for tenders and proposals

Reporting & Documentation

- Maintain project records: drawings, approvals, RFIs, change orders, material approvals and handover documents
- Provide weekly/monthly dashboards on progress, cost, risks and cash flow to management

Required Qualifications
- Bachelor’s degree or diploma in Civil Engineering, Architecture, Interior Design or a related field
- 4+ years of hands-on experience managing interior fit-out projects, with exposure to both commercial and residential work
- Strong knowledge of interior materials, finishes, joinery, MEP coordination and site execution methods
- Proven record of delivering projects on time and within budget
- Ability to read and interpret architectural, interior and MEP drawings

Skills & Competencies
- Proficiency in MS Project / Primavera, MS Excel and AutoCAD (basic 3D tools like SketchUp are a plus)
- Strong estimation, budgeting and vendor negotiation skills
- Excellent communication, client handling and leadership skills
- Problem-solving mindset with strong attention to detail and finish quality
- Ability to manage multiple sites and deadlines simultaneously

Preferred (Good to Have)
- PMP or equivalent project management certification
- Experience with design-and-build or turnkey projects
- Experience in premium/luxury residential or corporate fit-outs
- Familiarity with project management software (e.g., Procore, Asana, Zoho Projects)
