Job Summary

DAC Developers Pvt. Ltd. is looking for a highly experienced professional to lead its land acquisition activities. The ideal candidate should have 18+ years of experience in real estate or property development, with strong expertise in land identification, property negotiations, legal due diligence, land valuation, and acquisition strategy.

The candidate will be responsible for sourcing strategic land parcels, negotiating with landowners, evaluating development feasibility, coordinating legal verification, and ensuring successful land acquisition in line with the company's business objectives.

Key Responsibilities

- Identify and evaluate suitable land parcels for residential apartments, villas, layouts, and other real estate development projects.
- Develop and execute land acquisition strategies aligned with the company's expansion plans.
- Establish and maintain relationships with landowners, brokers, property consultants, investors, and local stakeholders.
- Lead land negotiations, commercial discussions, deal structuring, and transaction closures.
- Assess land value, development potential, project feasibility, and acquisition costs.
- Oversee legal due diligence, title verification, ownership records, encumbrance certificates, and relevant land documents.
- Coordinate with Legal, Finance, Projects,



and Management teams throughout the acquisition process.
- Liaise with government authorities, revenue departments, registration offices, and other relevant agencies.
- Identify potential legal, financial, and regulatory risks before finalizing acquisitions.
- Explore joint ventures, development agreements, and strategic land partnership opportunities.
- Monitor land prices, market trends, competitor activities, and emerging real estate growth corridors.
- Prepare land acquisition proposals, feasibility reports, cost estimates, and management presentations.
- Lead and coordinate the land acquisition team, monitor performance, and ensure timely deal closures.
- Ensure compliance with applicable land laws, registration procedures, company policies, and statutory requirements.

Qualifications and Experience
- Bachelor's degree in Civil Engineering, Law, Business Administration, Real Estate Management, or a related field.
- Minimum 18+ years of relevant experience in land acquisition, real estate development, or property transactions.
- Proven experience in negotiating and closing high-value land deals.
- Strong knowledge of Tamil Nadu land records, property documentation, registration processes, and legal due diligence.




- Established network of landowners, brokers, and property stakeholders in Coimbatore and surrounding areas.
- Experience in team leadership, strategic planning, and senior-level stakeholder management.
