Job Summary

We are looking for a proactive and result-oriented Land Acquisition Executive to identify, evaluate, negotiate, and acquire land parcels for real estate and infrastructure projects. The ideal candidate should have strong local market knowledge, excellent negotiation skills, and experience in land documentation, property due diligence, and coordination with landowners and government authorities.

Key Responsibilities

- Identify and source suitable land parcels for upcoming real estate and infrastructure projects.
- Conduct site visits, land surveys, and preliminary feasibility assessments.
- Communicate and negotiate with landowners, farmers, brokers, developers, and other stakeholders.
- Verify land ownership records, 7/12 extracts, property cards, mutation entries, and other relevant land documents, as applicable.
- Coordinate with legal teams, surveyors, consultants, and government authorities for land verification and acquisition.
- Conduct preliminary due diligence to identify ownership disputes, encumbrances, access issues, and other potential risks.
- Assist in preparing land acquisition proposals, cost estimates, and commercial negotiation reports.
- Maintain a database of potential land parcels, landowners, and acquisition status.
- Facilitate documentation, agreements, registration, and handover processes in coordination with the legal team.




- Ensure that all acquisition activities comply with applicable laws, regulations, and company policies.
- Provide regular updates to management on acquisition progress, costs, and potential challenges.

Required Qualifications

- Graduate in any discipline; a degree or diploma in Civil Engineering, Law, Real Estate, or a related field is preferred.
- 2–5 years of experience in land acquisition, real estate, property development, or infrastructure projects.
- Good knowledge of land records, ownership verification, and property documentation.
- Familiarity with local land revenue offices, registration processes, and government authorities.
- Strong communication, negotiation, coordination, and problem-solving skills.
- Proficiency in MS Office and report preparation.
- Willingness to travel extensively for site visits and meetings.

Preferred Skills

- Knowledge of local land markets and property valuation.
- Experience dealing with farmers, landowners, brokers, and government officials.
- Understanding of land-related legal procedures and due diligence.
- Ability to independently manage multiple acquisition opportunities.
- Knowledge of Marathi and Hindi; English communication skills will be an advantage.
