We are seeking a highly motivated and skilled Land Acquisition Specialist - Data Centres to join our dynamic team based in Mumbai. The ideal candidate will be responsible for identifying, evaluating, and acquiring strategic land parcels suitable for data center development. This role involves working closely with stakeholders to source prime real estate locations, conducting site assessments, negotiating deals, and facilitating the end-to-end land acquisition process.

The Land Acquisition

Specialist will play a crucial role in supporting our data center expansion strategy by securing optimal sites that align with technical requirements, regulatory frameworks, and business objectives.

Key Responsibilities

- Identify and evaluate potential land parcels for data center development, considering factors such as proximity to power substations, fiber connectivity, transportation access, and zoning regulations.
- Conduct thorough due diligence including title searches, encumbrance checks, environmental assessments, and regulatory compliance reviews for shortlisted properties.
- Engage with landowners, brokers, developers, and government authorities to negotiate favorable purchase or lease agreements for identified sites.
- Prepare comprehensive land acquisition proposals including financial analysis, risk assessment, and site feasibility reports for internal review and approval.
- Coordinate with legal, finance, and technical teams throughout the acquisition process to ensure alignment with company policies and project timelines.
- Maintain detailed records of all property listings, negotiations, contracts, and acquisition activities using CRM tools and internal databases.
- Monitor local real estate markets, regulatory changes, and infrastructure developments that may impact data center site selection and acquisition strategies.




- Support cross-functional teams in site selection, layout planning, and pre-development activities in coordination with engineering and operations teams.
- Ensure all land acquisition activities comply with legal requirements, environmental standards, and corporate governance policies.
- Build and maintain strong relationships with key stakeholders including property owners, brokers, consultants, and government officials in the Mumbai region.
- Provide regular updates and reporting on land acquisition pipeline, deal progress, and market intelligence to senior management.

Qualifications & Experience

- Bachelor’s degree in Real Estate, Business Administration, Engineering, Urban Planning, or a related field.
- Minimum of 15-20 years of experience in land acquisition, real estate development, or property consulting, preferably with exposure to commercial or industrial properties.
- Proven track record of successfully closing land deals and managing end-to-end acquisition processes.
- Strong understanding of Mumbai’s real estate landscape, land records, and regulatory environment.
- Excellent negotiation, communication, and interpersonal skills with the ability to build rapport across all levels of stakeholders.
- Analytical mindset with strong research, evaluation, and problem-solving capabilities.
- Proficiency in MS Office, CRM systems, and land survey or mapping tools is preferred.
- Familiarity with data center infrastructure requirements such as power, cooling, and connectivity is an added advantage.
