Position Overview

This appointment carries end-to-end ownership of construction execution across the organization’s residential and commercial portfolio, and also runs its interiors, finishing & fit-out vertical. The mandate combines strategic direction with a hands-on presence across planning, site operations, delivery, cost, quality, safety, systems and operational excellence.

The role is site-intensive: the incumbent is expected to be highly visible on projects, keep execution aligned to plan, hold site teams and contractor partners accountable, uphold quality and safety benchmarks, and resolve issues decisively. Beyond day-to-day delivery, the position is responsible for building the processes, controls, standards and operating mechanisms that allow construction as well as interiors and fit-out operations to scale.

Working alongside Development Strategy, Design, Procurement, Finance and Project functions — and with contractors and site teams — the incumbent will champion constructability, value engineering, technology adoption and scalable construction practices.

Core Accountabilities

Execution Strategy & Pre-Construction

- Conduct buildability reviews and shape execution strategy for every new residential and commercial development.
- Engage with Design and Development teams from the concept stage onward so designs are practical, buildable, commercially sound and suited to both asset classes.
- Champion value engineering that lowers whole-life cost without eroding quality, design intent, functionality or the customer experience.
- Put in place execution methodologies, logistics plans, risk registers, phasing strategies and milestone schedules before work begins on site.
- Guide procurement approach, contract packaging and contractor engagement, supported by transparent site-execution and accountability frameworks.

Delivery, Site Execution & Governance
- Direct execution of all residential and commercial projects from mobilization through completion, handover and occupancy.
- Safeguard approved milestones, delivery timelines, quality benchmarks and commitments made to customers across both asset classes.
- Lead contractor performance management and accountability across the portfolio, in close coordination with contractors, consultants, project teams and site leadership.
- Instil strong governance through reporting frameworks, project reviews, construction controls and risk-management disciplines.
- Ensure completed developments transition smoothly to customer handover, facilities and operations teams, and the relevant asset or commercial teams.

Interiors, Finishes & Fit-out
- Plan and deliver interior finishes and fit-out works — including common areas — across premium residential and commercial developments.
- Steer material selection,



sample approvals, finish mock-ups and workmanship standards that protect design intent, quality and customer experience.
- Supervise FF&E; coordination, specialist fit-out contractors, and the clean integration of MEP services with architectural finishes.
- Institute thorough snagging, inspection and handover protocols so interiors are delivered defect-free, statutorily compliant and aligned to internal brand standards.
- Manage fit-out programmes, costs and quality interfaces with Design, Procurement and project teams to enable timely occupancy and asset handover.

Cost, Budget & Commercial Stewardship
- Answer for budget performance on every residential and commercial development.
- Hold final project costs within approved business plans and budgets.
- Track cash-flow requirements, cost-to-complete forecasts, contract performance, variations, claims, commitments and commercial exposure.
- Reduce construction costs through procurement efficiency, value engineering, standardization and execution improvements.
- Work hand-in-glove with Finance and Procurement to preserve commercial discipline, cost visibility and project profitability.

Quality, Safety & Statutory Compliance
- Champion a quality-first mindset across every residential and commercial construction activity.
- Deploy and monitor QA/QC systems, inspection protocols, workmanship standards and project-specific quality benchmarks.
- Guarantee full compliance with statutory requirements, safety regulation, approvals, environmental obligations and internal governance norms.
- Promote industry-leading health, safety and workplace practices, targeting zero lost-time incidents across contractors and site operations.
- Own occupancy, completion, statutory clearances, handover and project close-out for residential and commercial developments.

Systems, Technology & Innovation
- Drive adoption of ERP, project-management systems, construction-management platforms and digital project controls.
- Standardize project controls, governance frameworks, KPIs, dashboards, reporting mechanisms and the management review cadence across the portfolio.
- Encourage BIM coordination, digital collaboration, site data capture and decisions grounded in data.
- Advance the uptake of modern construction technology, automation, prefabrication, sustainability initiatives and contemporary building methods suited to residential and commercial developments.
- Create organisational knowledge repositories, standard operating practices and lessons-learned frameworks.

Team Building & Organizational Capability
- Assemble and mentor a high-performing construction leadership team across residential and commercial projects.
- Lead talent acquisition, succession planning, capability development and technical training programmes.
- Create leadership development pathways for project managers, engineers,



construction managers and future leaders.
- Own departmental KRAs, KPIs, scorecards and performance review mechanisms.
- Nurture a culture of accountability, collaboration, continuous improvement and execution excellence across internal teams and contractor partners.
- Ensure effective deployment of manpower, contractor resource planning and departmental budget management.

Contractor & Site Leadership
- Cultivate strong, performance-driven relationships with principal contractors, specialist agencies, consultants and site execution teams.
- Maintain a regular, visible presence on site, reviewing progress, quality, safety, productivity, manpower, materials and critical interfaces.
- Set unambiguous expectations for contractor performance, reporting, escalation, recovery plans and adherence to internal standards.
- Remove site-level bottlenecks and resolve cross-functional issues through timely decisions and coordinated action.
- Develop a contractor ecosystem capable of supporting a growing residential and commercial development pipeline.

Education, Experience & Expertise
- Bachelor's degree in Civil Engineering; a postgraduate qualification in Construction Management, Project Management or a similar discipline will be an advantage.
- 20+ years in real estate development and construction management, with substantial exposure to premium residential and commercial developments.
- Demonstrated record of steering multiple large-scale residential and commercial projects from planning through completion, ideally in the premium segment.
- Experience directing project budgets exceeding ₹500 Cr and leading multidisciplinary teams, consultants, contractors and site execution partners.
- Command of project planning, contracts, procurement, budgeting, project controls, construction execution and commercial management.
- Deep familiarity with statutory approvals, construction technology, quality systems, safety management and digital project-management tools.
- Hands-on track record of working directly with contractors and site teams, driving performance, accountability, quality, safety and on-time delivery on the ground.
