About the role
We are looking for a Senior Associate
- Legal to support the end-to-end legal due diligence of properties offered as security. The role will involve reviewing property documents, conducting title searches, preparing/reviewing Title Investigation Reports and identifying potential legal and collateral risks. The individual will work closely with senior legal team members and Credit teams to understand how identified risks impact collateral acceptability, lending exposure and risk mitigants. This is a good chance for someone with a strong foundation in property law, title scrutiny and secured lending who wants to build deeper expertise in property risk and credit advisory. What you will do:
• Conduct title searches and property due diligence for properties offered as collateral.
• Review sale deeds, title deeds, chain of title, encumbrance certificates, revenue records, mutation/khata, tax records and other relevant property documents.
• Assist in preparation and review of Title Investigation Reports (TIR), Title Search Reports (TSR) and Legal Scrutiny Reports (LSR).
• Identify discrepancies, title defects, ownership issues, encumbrances, documentation gaps and other property-related legal risks.
• Assess the nature and severity of identified risks and escalate material concerns to senior legal team members.
• Support the assessment of whether a property is suitable for acceptance as collateral.
• Work with Credit, Business and Operations teams to understand and resolve documentation and title-related issues.
• Provide legal inputs on risk mitigants, additional documentation and conditions required before accepting a property as security.
• Support senior team members in providing inputs to Credit on the appropriate lending exposure/LTV, based on the legal and collateral risks identified.
• Coordinate with external panel advocates and property search agencies for title searches and legal opinions.
• Maintain trackers and MIS for property legal cases, pending documents, title issues and resolutions.




• Ensure timely completion of legal due diligence while maintaining quality and adherence to internal policies.
• Stay updated on relevant property registration, land and mortgage-related legal requirements across applicable geographies. What you will need:
• LLB degree with 2–6 years of relevant experience in property legal, title search, housing finance, mortgage, LAP, secured lending or real estate legal functions.
• Hands-on experience in title scrutiny, property due diligence, TIR/TSR/LSR preparation or review.
• Experience working with a Bank, NBFC, HFC, mortgage lender or real estate legal function would be preferred.
• Good understanding of property documentation, title ownership, chain of title, encumbrances and mortgage/security creation.
• Ability to identify legal and collateral risks and understand their potential impact on lending.
• Exposure to LAP, home loans, mortgage or other secured lending products is preferred.
• Ability to work with Credit, Business, Operations and external legal partners.
• Good analytical skills and attention to detail.
• Strong written and verbal communication skills.
