Vibez Estates is a Karnataka-based real estate developer with over 15 years in the business and more than 1,300 acres under management. We began with managed farmlands and are now building farmhouses, holiday homes, branded residences and hospitality-led destinations. We acquire and sell agricultural land regularly, so title clarity and clean documentation are central to our business.

Role Overview

We are looking for an experienced legal qualified to lead title scrutiny and legal documentation for our agricultural land acquisitions and sales. You will be the final check before any land deal moves forward, so accuracy and attention to detail are essential.

Key Responsibilities

Conduct thorough legal scrutiny and title verification of agricultural lands, tracing ownership for at least 30–40 years

Examine RTC/Pahani, Mutation Registers, Encumbrance Certificates, survey sketches, Tippani, Akarbandh, Podi/Hissa records, conversion orders and other revenue records

Identify title defects, encumbrances, litigation, government or granted-land restrictions (including PTCL Act concerns) and other risks, and recommend clear solutions

Check compliance with the Karnataka Land Revenue Act, Karnataka Land Reforms Act and other applicable laws for agricultural land transactions

Draft, review and vet sale deeds, agreements of sale, GPAs, MOUs, joint development agreements, rectification deeds,



affidavits and other property documents

Prepare clear title scrutiny reports and legal opinions for management

Coordinate with sub-registrar offices, taluk/revenue offices, surveyors, external advocates and landowners

Support customer-side documentation and registration for plot and land sales

Maintain an organised record of all legal documents and transaction files

Requirements

LLB from a recognised university (enrolment with the Bar Council is an advantage)

6–8 years of hands-on experience in land title scrutiny and property documentation, preferably with agricultural land in Karnataka

Strong working knowledge of Karnataka revenue records, land laws and registration procedures

Excellent drafting skills for sale deeds, sale agreements and related documents

Excellent written and spoken English communication (mandatory); working knowledge of Kannada is a strong advantage for reading revenue records

Meticulous, sharp and able to spot errors and risks that others miss

Able to explain legal issues clearly to management, landowners and customers

Must reside within approximately 30 minutes’ commute of our office
