Melhor Group is a diversified Indian group established in 1998, with a strong presence in infrastructure, hospitality, and luxury residential development. The Group is expanding its residential portfolio in North Goa, including premium villas and a 110-unit residential development with basement facilities.

We are looking for an experienced MEP Manager to take end-to-end ownership of Mechanical, Electrical, Plumbing, Fire Fighting, HVAC, and vertical transportation systems across our residential projects in North Goa.

Job Summary

The MEP Manager will be responsible for MEP design coordination, contractor and vendor management, site execution, quality control, testing, commissioning, statutory approvals, and final handover. The ideal candidate should have strong technical expertise and experience managing MEP systems in premium residential, hospitality, or high-end commercial projects.

Key Responsibilities

1. MEP Design Coordination

- Review and validate MEP drawings against architectural and structural plans.
- Identify and resolve clashes involving HVAC, plumbing, electrical conduits, fire-fighting systems, and structural elements.
- Coordinate with architects, structural consultants, and MEP consultants to ensure effective service integration.
- Oversee service routing, shaft sizing, false ceiling coordination, and basement ventilation requirements.

2. Vendor Selection and Procurement

- Evaluate and appoint MEP contractors, system vendors, and specialist subcontractors.
- Finalize technical specifications for HVAC systems, DG sets, transformers, pumps, STP, lifts, fire-fighting systems, fixtures, and electrical switchgear.
- Lead technical and commercial negotiations for MEP packages.




- Monitor vendor performance and ensure compliance with approved specifications.

3. Site Execution and Quality Control

- Supervise the installation and execution of all MEP works, from initial conduiting and first-fix activities to final fixtures.
- Ensure quality standards are maintained throughout installation.
- Enforce testing protocols, including hydrostatic testing, insulation resistance testing, earth pit testing, and airflow balancing.
- Ensure concealed MEP works are inspected and photographically documented before closure.

4. Testing, Commissioning and Handover

- Lead the testing and commissioning of all MEP systems.
- Oversee DG load testing, fire system integration, and lift commissioning.
- Coordinate statutory inspections and approvals, including electrical inspector approvals, fire NOC, lift inspections, and water connection approvals.
- Ensure timely handover of operation and maintenance manuals, as-built drawings, and warranty documentation.

5. Safety and Regulatory Compliance

- Ensure compliance with applicable National Building Code (NBC), National Electrical Code (NEC), relevant Indian Standards (IS), and Goa Electricity Department requirements.
- Enforce site safety procedures, including Lockout/Tagout (LOTO) and pressure-testing safety protocols.
- Identify potential technical issues and resolve them proactively.

Required Qualifications and Experience

- B.E./B.Tech in Mechanical Engineering or Electrical Engineering from a recognised university.
- 8–12 years of experience in MEP management.




- At least 4 years of experience in premium residential, hospitality, or high-end commercial projects.
- Experience delivering MEP works for at least one lift-served residential project with 100+ units and basement services.
- Strong technical knowledge of HVAC systems, including VRF, split, and package units.
- Sound understanding of electrical load calculations and plumbing hydraulics.
- Working knowledge of AutoCAD MEP.
- Familiarity with NBC, NEC, relevant IS standards, and Goa statutory approval processes.
