Role Summary

CS TECH Ai is seeking an Executive – MEP BIM Modeler to develop accurate 3D Building Information Modelling (BIM) models and construction documentation for building and infrastructure projects, including metro stations and associated infrastructure.

The role involves modelling mechanical, electrical, and plumbing systems, coordinating MEP services with architectural and structural models, resolving design clashes, and producing detailed construction and coordinated shop drawings. The ideal candidate will have hands-on experience with Autodesk Revit MEP, Navisworks, BIM coordination, and project-specific modelling standards.

Key Responsibilities

1. MEP BIM Modelling & Documentation

- Develop detailed 3D BIM models for HVAC, plumbing, drainage, fire protection, electrical power, lighting, and associated building services.
- Model pipework, ductwork, cable trays, equipment, and other MEP components according to project specifications and applicable standards.
- Generate 2D construction drawings, plans, sections, details, and schedules from Revit models.
- Develop models to the required Level of Development (LOD), including LOD 350 where specified for coordinated construction and shop drawing deliverables.
- Ensure drawings are accurate, well-presented, consistent, and suitable for project submission and construction coordination.

2. BIM Coordination & Clash Detection

- Coordinate MEP models with architectural and structural layouts to support integrated design development.
- Use Autodesk Navisworks to conduct clash detection, identify conflicts, and support resolution of coordination issues.
- Review model discrepancies and coordinate with relevant engineering disciplines to resolve design and spatial conflicts.
- Incorporate design changes and coordination feedback into BIM models within agreed project timelines.
- Collaborate with internal teams and external stakeholders to support smooth multidisciplinary coordination.

3. Revit Families & Model Development





- Create and manage parametric MEP equipment families with appropriate dimensions, clearance zones, connectors, and data parameters.
- Ensure model components accurately represent the required geometry and technical information.
- Review and incorporate vendor-supplied models in accordance with project modelling requirements.
- Maintain model organization, naming conventions, worksets, and other project-specific BIM standards.

4. Construction & Builder’s Work Drawings

- Generate coordinated shop drawings, installation details, and construction documentation from approved BIM models.
- Prepare builder’s work drawings, including openings and penetrations required for coordinated MEP installations.
- Verify service routes, equipment clearances, and spatial requirements before issuing drawings.
- Support engineering teams in resolving construction-level coordination issues and updating deliverables.

5. Quality Assurance & Project Compliance

- Perform regular QA/QC checks on MEP models and drawings to ensure accuracy, completeness, and consistency.
- Adhere to the project BIM Execution Plan (BEP), modelling standards, LOD requirements, and documentation procedures.
- Ensure deliverables meet project requirements for technical accuracy, presentation quality, and coordination.
- Maintain updated models and documentation in line with design revisions and project milestones.

Mandatory Technical Skills

- Hands-on proficiency in Autodesk Revit MEP.
- Understanding of HVAC, plumbing, drainage, fire protection, electrical power, and lighting systems.
- Experience modelling MEP components, including ducts, pipes, cable trays, and equipment.




- Working knowledge of Autodesk Navisworks for clash detection and coordination.
- Understanding of BIM coordination, LOD requirements, and construction documentation.
- Knowledge of parametric Revit families, equipment clearances, and model data parameters.
- Ability to generate plans, sections, schedules, shop drawings, and builder’s work drawings.
- Familiarity with BIM Execution Plans, modelling standards, and QA/QC processes.

Preferred Skills

- Experience working on metro, railway, station, commercial building, or large infrastructure projects.
- Exposure to coordinated shop drawings and construction-level MEP modelling.
- Familiarity with vendor model integration and multidisciplinary BIM workflows.
- Knowledge of common data environments and collaborative BIM platforms.
- Experience preparing penetration drawings and resolving installation coordination issues.

Qualifications & Experience

- Diploma or bachelor's degree in Mechanical, Electrical, Building Services, Civil Engineering, or a related discipline.
- Relevant experience in MEP BIM modelling and Autodesk Revit.
- Practical understanding of building services, engineering drawings, and multidisciplinary coordination.
- Ability to manage assigned modelling deliverables and meet project timelines.
