– Senior Project Manager (BMS)

5+ Years Department: BMS Projects Employment Type: Full time Job Summary We are looking for an experienced Senior Project Manager – BMS to manage end-to-end execution of Building Management System projects. The candidate will be responsible for project planning, site execution, resource management, client coordination, vendor management, and timely project delivery. The ideal candidate should have hands-on experience in BMS installation, integration, testing, and commissioning, along with strong project management and stakeholder management skills.

Key Responsibilities
1. Project Planning and Execution
• Manage end-to-end execution of BMS projects from project initiation and planning to installation, testing, commissioning, and final handover.
• Prepare project schedules, execution plans, resource plans, and milestone trackers.
• Monitor project progress and ensure timely completion within the approved scope and budget.
• Coordinate BMS installation activities at commercial buildings, offices, data centres, and other infrastructure projects, as applicable.
• Ensure project activities are aligned with approved drawings, specifications, BOQs, and contractual requirements. 2. BMS Technical Coordination
• Oversee installation and integration of BMS field devices, controllers, sensors, actuators, and control panels.
• Coordinate integration of HVAC equipment and other building systems with the BMS platform.
• Monitor testing, commissioning, system functionality, and troubleshooting activities.
• Coordinate with design and engineering teams for shop drawings, control schematics, points lists, and technical submittals.
• Ensure proper integration and communication between BMS controllers, field devices, and supervisory software using protocols such as BACnet and Modbus, wherever applicable.
• Ensure completion of testing reports, commissioning documentation, and system handover. 3. Client and Stakeholder Management
• Act as the primary point of contact for clients, consultants, MEP contractors, electrical contractors,



and other project stakeholders.
• Conduct project review meetings and provide regular progress updates.
• Resolve technical and execution-related issues in coordination with engineering teams.
• Manage client expectations, project escalations, approvals, and changes in scope.
• Ensure customer satisfaction throughout project execution and handover. 4. Team and Vendor Management
• Lead and coordinate site engineers, technicians, subcontractors, and installation teams.
• Allocate resources and monitor productivity at project sites.
• Coordinate with OEMs, suppliers, and vendors for equipment procurement, delivery, and technical support.
• Ensure material availability in line with project schedules.
• Monitor subcontractor performance and ensure adherence to project timelines and quality standards. 5. Budget and Commercial Management
• Prepare and monitor project budgets, cost estimates, and resource requirements.
• Track project expenses and control cost overruns.
• Review BOQs, material requirements, and project scope variations.
• Coordinate with commercial and finance teams for billing, payment follow-ups, and variation claims.
• Support preparation of project completion reports and final commercial closure. 6. Quality, Safety and Compliance
• Ensure BMS installations comply with approved drawings, technical specifications, and applicable quality standards.
• Conduct regular site inspections and review installation quality.
• Ensure compliance with site safety requirements and contractor guidelines.
• Identify project risks, delays, and technical issues and implement corrective actions.
• Maintain proper documentation for inspections, testing, commissioning, and handover. 7.



Reporting and Documentation
• Prepare daily, weekly, and monthly project progress reports.
• Maintain project schedules, material trackers, risk registers, and issue logs.
• Track project milestones, pending approvals, and outstanding work.
• Ensure timely submission of technical documents, testing reports, as-built drawings, and operation and maintenance manuals.
• Coordinate final project handover to the client and operations team. Educational Qualifications
• Bachelor's degree or Diploma in Electrical Engineering, Electronics, Instrumentation, Mechanical Engineering, or a related technical discipline. Required Experience and Skills
• 5–8 years of experience in BMS project execution and project management.
• Hands-on experience in BMS installation, integration, testing, and commissioning.
• Strong understanding of HVAC controls, field devices, DDC controllers, control panels, and BMS architecture.
• Working knowledge of communication protocols such as BACnet and Modbus.
• Experience in managing site engineers, subcontractors, vendors, and client stakeholders.
• Ability to read and interpret technical drawings, control schematics, BOQs, and project specifications.
• Experience in project scheduling, cost control, material planning, and progress reporting.
• Proficiency in MS Excel and project tracking tools.
• Strong leadership, communication, coordination, and problem-solving skills.
• Willingness to travel to project sites as required. Key Performance Indicators (KPIs)
