Strategic Account Manager Hospitality Development & Commercial Contracts Company: A Hotel Works (AHW)

Key Responsibilities
Client Onboarding: Manage developer due diligence, KYC, ownership verification, project profiles and financial documentation. Contracts & Legal: Coordinate drafting, review, negotiation and execution of NDAs, LOIs, MOUs, Term Sheets, JDAs, DMAs, HMAs, TSAs and Brand Licensing Agreements with legal counsel. Hotel Commercials: Understand ADR, RevPAR, GOP, EBITDA, CAPEX/key, management fees, incentive fees, FF&E; reserves and operator commercial structures. Real Estate Technicals: Working knowledge of FSI/FAR, GFA, BUA, saleable area, RERA, land titles, development rights, JV/JD structures and project approvals. Commercial Negotiations: Track signing fees, technical service fees, payment milestones, exclusivity, contract tenure and termination provisions. Account Management: Independently coordinate 5–10 active developer/operator accounts,



ensuring documentation, approvals, follow-ups and agreement closures. Reporting: Maintain contract trackers, commercial comparison sheets, project milestones and management dashboards. Candidate Profile 5–8 years in hospitality development, hotel brand development, real estate advisory, developer relations or commercial contracts. Experience handling hotel operator agreements, development contracts or branded residential transactions. Ability to independently review 20–50-page commercial agreements and identify key commercial terms, risks and obligations. Robust Excel, documentation, negotiation and stakeholder management skills. Comfortable engaging directly with developers, CXOs, legal advisors and international hotel brands. Role Objective: Drive projects from qualified lead → due diligence → commercial term sheet → brand/operator negotiation → agreement execution → client onboarding. •
