Job Summary

We are looking for an experienced and creative Senior Interior Designer to lead the design and execution of interior projects across residential, commercial, and hospitality spaces. The candidate will be responsible for developing interior design concepts, preparing detailed drawings, selecting materials and finishes, coordinating with consultants and vendors, managing budgets, and ensuring the timely execution of projects.

The ideal candidate should have solid expertise in residential interiors, high-end apartments, show flats, clubhouses, and commercial spaces, along with hands-on experience in project execution, BOQ preparation, vendor management, and site coordination. The candidate must be capable of managing projects from conceptualisation to final handover while ensuring quality, functionality, aesthetics, and cost efficiency.

Key Responsibilities

A. Interior Design & Concept Development

- Develop creative and functional interior design concepts based on project requirements, design briefs, and budgets.
- Prepare space planning layouts, furniture layouts, reflected ceiling plans, elevations, sections, and detailed working drawings.
- Design interiors for residential apartments, show flats, clubhouses, offices, and other commercial spaces.
- Prepare mood boards, material palettes, colour schemes, furniture selections, and design presentations.
- Create 2D drawings and 3D visualisations to communicate design concepts effectively.
- Ensure consistency in design aesthetics, functionality, space utilisation, and material selection.

B. Technical Drawings & Design Documentation

- Prepare and review detailed interior working drawings, including flooring layouts, false ceiling plans, lighting layouts, furniture details, and wall elevations.
- Coordinate with MEP consultants for electrical, lighting, plumbing, HVAC, and other service requirements.
- Develop detailed joinery, modular furniture, cabinetry, and custom-furniture drawings.
- Prepare material specifications, finish schedules, and design documentation for execution.
- Ensure drawings are accurate, coordinated, and suitable for site implementation.




- Incorporate design revisions and maintain proper documentation and drawing version control.

C. Project Execution & Site Coordination

- Oversee the execution of interior design projects from design development through final handover.
- Conduct regular site visits to monitor progress, workmanship, material quality, and adherence to approved drawings.
- Coordinate with site engineers, contractors, carpenters, electricians, plumbers, painters, and other execution teams.
- Resolve design-related site issues and provide technical clarifications to ensure smooth execution.
- Monitor project schedules and ensure timely completion of assigned projects.
- Identify execution discrepancies and coordinate corrective action to minimise rework.

D. BOQ, Budgeting & Cost Management

- Prepare and review Bills of Quantities (BOQs), cost estimates, material specifications, and interior project budgets.
- Obtain and evaluate quotations from contractors, vendors, and suppliers.
- Compare material and execution costs to identify cost-effective alternatives without compromising quality.
- Monitor project expenditure against approved budgets.
- Coordinate with the procurement and finance teams for purchase approvals and cost tracking.
- Ensure transparency in vendor quotations, scope definition, and commercial comparisons.

E. Material Selection & Vendor Management

- Identify and finalise materials, finishes, furniture, fixtures, lighting, sanitaryware, and decorative elements.
- Develop and maintain relationships with vendors, contractors, manufacturers, and suppliers.
- Evaluate product quality, pricing, lead times, and suitability for project requirements.
- Review samples, mock-ups, and material specifications before final approval.




- Coordinate procurement schedules to ensure materials are available as per project timelines.
- Monitor material quality and ensure compliance with approved specifications.

F. Client & Stakeholder Coordination

- Understand design briefs and translate requirements into practical design solutions.
- Present concepts, layouts, material palettes, and design proposals to management and other stakeholders.
- Coordinate with architects, structural consultants, MEP consultants, and project management teams.
- Incorporate feedback and obtain necessary design approvals before execution.
- Maintain effective communication with all stakeholders throughout the project lifecycle.

G. Team Management & Reporting

- Guide and supervise junior interior designers, draftsmen, and design team members.
- Allocate work, review drawings, and ensure timely completion of deliverables.
- Maintain project trackers, drawing registers, material schedules, and execution updates.
- Report project progress, cost variations, procurement issues, and execution challenges to management.
- Ensure adherence to design standards, project budgets, and internal approval procedures.

Experience & Technical Requirements

- 8–12 years of relevant experience in interior design and project execution.
- Bachelor's degree or diploma in Interior Design, Interior Architecture, or a related field.
- Additional certifications in interior design, project management, or construction management would be an advantage.
- Strong experience in residential interiors, luxury apartments, show flats, clubhouses, and commercial interiors.
- Proven experience managing projects from concept development through execution and handover.
- Proficiency in AutoCAD is essential.
- Working knowledge of SketchUp, 3ds Max, V-Ray, Lumion, Enscape, or other 3D visualisation tools.
- Experience preparing BOQs, cost estimates, material specifications, and detailed working drawings.
- Practical knowledge of interior materials, finishes, furniture, lighting, and execution methodologies.
- Experience coordinating with contractors, vendors, procurement teams, and site personnel.
