Cost Manager / Quantity Surveyor – C&I; Fit-out & Civil Basebuild (Pre-Contract)

Role Description

We are looking for experienced Cost Managers / Quantity Surveyors – Pre-Contract with strong experience across:

- Civil & Interiors (C&I;) – Commercial Interior Fit-out Projects
- Civil – Basebuild Projects, including Residential, Commercial, Educational, Campus, Masterplan and Mixed-Use Developments

This is a full-time, on-site role based in Bengaluru. The role will primarily focus on pre-contract cost management, including concept-stage budgeting, cost planning, detailed BOQ preparation, tendering, commercial evaluation, value engineering and cost optimization.





Candidates should be capable of independently managing pre-contract deliverables and client interactions.

Candidates available for immediate joining or with a short notice period will be highly preferred.

Key Responsibilities

- Prepare concept-stage budgets, preliminary estimates and detailed cost plans for C&I; fit-out and Civil Basebuild projects.
- Prepare detailed quantity take-offs and BOQs based on drawings, specifications and design information.
- Develop budgets and cost plans at concept, schematic and detailed design stages.
- Undertake cost benchmarking, rate analysis and market testing.
- Review architectural, structural and interior drawings and specifications to identify scope, cost implications and commercial risks.
- Prepare tender documents, BOQs, scopes of work and commercial requirements.
- Manage tendering processes, including bid evaluation, commercial comparatives and tender reports.
- Conduct contractor/vendor negotiations and prepare commercial recommendations.
- Lead and support Value Engineering and cost optimization exercises.
- Track design development against approved budgets and highlight potential cost overruns and risks.
- Coordinate with clients, architects, designers, structural consultants, MEP consultants and project management teams.
- Prepare and present cost plans, budget reports and commercial recommendations to clients and senior stakeholders.




- Support preparation and finalisation of contract documents and commercial terms.

Qualifications & Experience

- Relevant experience in Pre-Contract Quantity Surveying / Cost Management.
- Strong experience in budget preparation, cost planning and detailed BOQ preparation.
- Experience in C&I; / Commercial Interior Fit-out projects and/or Civil Basebuild projects.
- Exposure to Residential, Commercial, Educational, Campus, Masterplan and Mixed-Use Development projects will be preferred.
- Strong knowledge of quantity take-offs, cost estimation, tendering, bid evaluation, rate analysis and value engineering.
- Ability to read and interpret architectural, structural, interior and relevant MEP drawings and specifications.
- Strong proficiency in MS Excel and relevant quantity surveying / cost management tools.
- Good analytical, commercial, negotiation, presentation and communication skills.
- Ability to independently manage clients, consultants and multiple project deliverables.
- Bachelor’s degree / Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
- Previous experience with a Cost Consultancy / Quantity Surveying Consultancy will be preferred.

Current Requirement We are looking for candidates with Pre-Contract expertise in one or both of the following areas:

- C&I; – Commercial Interior Fit-out Projects
- Civil – Basebuild, Residential, Commercial, Educational, Campus, Masterplan & Mixed-Use Development Projects

Candidates with strong experience across both C&I; Fit-out and Civil Basebuild Pre-Contract Cost Management will be highly preferred. Immediate joiners and candidates with a short notice period are highly preferred.
