About the Role

​We are seeking an ambitious, end-to-end Redevelopment Architect & Project Management Lead to join our team in-house. In this role, you will act as the technical and architectural backbone of our society redevelopment and project management consulting practice.

​You will work directly alongside the Founder to lead feasibility evaluations, scheme design options, tender documentation, developer proposal comparisons, and project oversight across multiple housing society redevelopment projects in Pune.

​Key Responsibilities

​Society Feasibility Studies & Plot Optimization: Conduct site surveys, land potential assessments, and plot feasibility studies under current UDCPR norms (calculating base FSI, premium FSI, TDR loading, ancillaries, and potential built-up area).

​Architectural Conceptualization: Prepare layout options, massing studies, unit mix plans, and architectural visual concepts for housing society presentations and member meetings.

​Tendering & Technical Documentation: Draft comprehensive Tender Documents, technical specifications, scope of work, and quality/safety standards for developer bidding processes.

​Comparative Evaluation & Technical Audit: Review and analyze developer proposals, bid submissions, architectural drawings,



and commercial terms to prepare transparent comparative statements for society committees.

​Full-Cycle PMC & Site Oversight: Monitor project progress, review developer structural and architectural submissions, verify quality compliance on-site, and audit construction milestones against timelines.

​Founder Collaboration & Advisory: Work side-by-side with the Founder to represent the consultancy in client meetings, society General Body Meetings (AGM/SGM), developer negotiations, and authority approvals.

​Qualifications & Skills

​Education: Bachelor’s degree in Architecture (B.Arch) registered with the Council of Architecture (COA). Additional qualifications in Construction Management or Urban Planning are a plus.

​Experience: 5+ years of hands-on experience in architectural design, project management, or real estate technical consulting, with direct exposure to housing society redevelopment projects in Maharashtra.

​Regulatory Expertise: Thorough knowledge of Maharashtra UDCPR, PMC/PCMC building bylaws, DCR rules, FSI/TDR mechanisms, and local sanctioning workflows.

​Technical Proficiency: High proficiency in AutoCAD, Revit/3D Modeling software (SketchUp, Rhino, or 3ds Max), rendering tools, and MS Project / Excel for scheduling and bid analysis.

​Soft Skills: Excellent presentation and communication skills (ability to explain complex technical and architectural details clearly to society committees and non-technical stakeholders).
