The candidate will ensure construction is executed according to approved architectural and structural drawings, technical specifications, quality standards, and project timelines. The role involves regular site inspections, quality control, coordination with the Architect, Structural Engineer, Civil Contractor, and other agencies, and independent verification of the contractor's work.
The candidate must be capable of identifying construction defects, ensuring timely rectification, maintaining proper documentation, and reporting progress and issues directly to the Owner.
Key Responsibilities
1. Drawing Verification and Coordination
- Study and verify architectural, structural, and civil drawings before execution.
- Identify drawing discrepancies and coordinate with the Architect and Structural Engineer for resolution.
- Ensure the contractor follows the latest approved drawings and that no unauthorised changes are made.
- Verify building dimensions, wall positions, floor heights, openings, and alignment.
2. Structural Quality Inspection
- Inspect reinforcement steel, including size, spacing, placement, cover, lap lengths, and anchorage, before every concrete pour.
- Check shuttering, supports, alignment, and levels before concreting.
- Monitor concrete grade, pouring, compaction, curing, and required cube tests.
- Inspect foundations, columns, beams, slabs, staircases, and retaining walls at relevant construction stages.
- Immediately report structural deviations or suspected defects to the Structural Engineer and Owner.
3. Material Quality Control
- Verify the quality and specifications of cement, steel, concrete, bricks/blocks, sand, aggregates, waterproofing materials, and other construction materials.
- Check material test certificates and laboratory reports wherever applicable.
- Ensure proper material storage and report substandard materials before use.
- Ensure no material substitution is made without the Owner's written approval.
4. Construction Workmanship
- Inspect masonry, plastering, concrete finishes, flooring base, and other civil works.
- Check wall alignment, verticality, floor levels, slopes, and surface finishes.
- Ensure proper curing and identify defective workmanship.
- Ensure defects are rectified before proceeding to the next construction stage.
5. Waterproofing and Seepage Prevention
- Inspect waterproofing in basements, toilets, terraces, balconies, water tanks, and other wet areas.
- Ensure approved waterproofing systems are installed as per specifications.
- Arrange and monitor ponding or other appropriate tests before covering or concealing waterproofed areas.
- Check drainage slopes and ensure that water does not stagnate.
- Ensure leakage and waterproofing defects are rectified before handover.
6. MEP and Agency Coordination
- Coordinate electrical, plumbing, HVAC, fire-fighting, lift, and other service drawings before execution.
- Verify the locations of sleeves, conduits, openings, shafts, and service routes.
- Ensure concealed services are completed and tested before walls, floors, or ceilings are closed.
- Ensure no structural member is cut, drilled, or altered without the Structural Engineer's written approval.
7. Dimensional Checks and Finishing
- Verify building dimensions, floor-to-floor heights, plinth levels, staircase dimensions, and door/window openings.
- Check floor levels, drainage slopes, toilet layouts, and plumbing provisions before finishing work.
- Inspect flooring, tiles, stonework, doors, windows, paint, and other finishes for alignment, cracks, hollowness, and workmanship.
- Check relevant plumbing and drainage systems for proper functioning and leakage.
8. Site Supervision and Reporting
- Visit the site regularly and increase inspection frequency during critical activities such as reinforcement fixing and concreting.
- Maintain a daily site inspection register and take dated photographs of important construction stages.
- Record completed work, labour and material availability, quality issues, and progress against the schedule.
- Submit brief daily site updates and weekly progress reports to the Owner.
- Immediately report major defects, delays, safety concerns, structural deviations, and unauthorised work.
9. Construction Schedule and Cost Monitoring
- Prepare or review the construction programme with the contractor.
- Monitor progress against agreed milestones and obtain recovery plans for delays.
- Inform the Owner about issues that may cause additional costs, delays, material wastage, or rework.
- Obtain the Owner's written approval for major variations, additional expenditure, and changes affecting design or specifications.
10. Defect Register and Quality Records
- Maintain a written defect register documenting identified defects, required corrective actions, and rectification status.
- Follow up with the contractor until every defect is rectified and independently verified.
- Maintain records of reinforcement inspections, concrete cube tests, material test reports, waterproofing tests, and other specified inspections.
- Ensure inspection and testing records are available for the Owner's review.
11. Building Compliance and Approvals
- Coordinate with the Architect and relevant consultants regarding applicable building regulations and approved plans.
- Verify that applicable fire-safety provisions, exits, staircases, and accessibility requirements are incorporated into the construction.
- Refer deviations requiring approval to the concerned professionals and authorities before execution.
- Assist in obtaining required completion and occupancy-related documentation from the responsible professionals and authorities.
12. Final Inspection and Handover
- Prepare a comprehensive snag list before handover and ensure all defects are rectified and rechecked.
- Obtain and compile all required test reports, as-built drawings, warranties, equipment manuals, and other handover documents.
- Submit complete inspection records and handover documentation to the Owner.
13. Independent Responsibility to the Owner
- Independently verify the quality and quantity of the contractor's work rather than relying solely on the contractor's assurances or measurements.
- Ensure defective or non-compliant work is investigated and rectified before recommending acceptance.
- Maintain transparency and keep the Owner informed about significant construction issues.
- Refer structural changes to the Structural Engineer for written approval rather than approving them independently.
Required Qualifications and Experience

- Minimum 10 years of relevant experience in civil construction and site supervision.
- Experience in independently monitoring construction projects executed through civil contractors.
- Strong knowledge of architectural, structural, and civil drawings.
