About The Role

The Facility Manager is responsible for the end-to-end management of soft facilities services at the IBM account site(s). The role is client-facing and requires strong operational expertise, vendor management skills, and the ability to deliver a consistent, high-quality workplace experience aligned to IBM and JLL standards.

Key Responsibilities

Operations & Service Delivery

Manage daily soft services operations including housekeeping, pantry, reception, mailroom, and allied services

Ensure service delivery meets contractual SLAs and KPIs

Conduct regular site audits and quality checks; initiate corrective actions where required

Implement and monitor standard operating procedures (SOPs) for all soft service functions

Support AI and technology implementation initiatives in office as directed by the account leadership

Vendor & Contract Management

Manage vendor relationships and performance for all soft service contracts

Review and process vendor invoices,



ensuring accuracy and compliance

Conduct periodic vendor performance reviews and escalate issues as needed

Client Relationship Management

Act as the primary point of contact for IBM stakeholders on day-to-day FM matters

Attend client meetings, prepare reports, and present operational updates

Proactively address client concerns and ensure high levels of client satisfaction

People Management

Lead, motivate, and manage the on-site FM team

Conduct performance reviews, identify training needs, and support team development

Manage attendance, shift planning, and workforce deployment

Financial Management

Manage site-level budget; track expenditure against approved budgets

Identify cost-saving opportunities without compromising service quality

Support monthly financial reporting and variance analysis

Health, Safety & Compliance

Ensure all operations comply with JLL and IBM Health, Safety & Environment (HSE) standards

Conduct risk assessments and ensure incident reporting protocols are followed

Maintain compliance with statutory and regulatory requirements
