About the role
Urban Vault is growing quick, and the financial and commercial decisions that drive that growth need a dedicated owner. As Business Finance Manager, you will be the Finance Head's right hand on money matters: leading financial discussions, reviewing every agreement before it is signed, and making sure payments and commitments are accurate and on time. You will hold your own seat in commercial conversations, bring a point of view backed by numbers, and push back when terms, costs or processes don't add up.
Key responsibilities
Agreements and commercial review
• Review all client, landlord, vendor and broker agreements before signature; flag commercial, financial and risk issues.
• Own the contract review checklist and sign-off trail so nothing is signed on the assumption it was already checked.
• Work with legal counsel on non-standard terms and escalate only what needs founder judgement. Financial discussions and decision support
• Represent the founder's office in financial discussions with landlords, clients, brokers, partners and investors.
• Build deal models and unit economics for recent centres and large client deals (rent, fit-out, occupancy, margin, payback).
• Prepare clear, numbers-backed recommendations and say no when a deal doesn't work. Payments and controls
• Validate and approve broker commissions and other critical payments against agreed terms.
• Set up approval workflows and delegation limits so routine items no longer route to the founder.
• Track receivables, payables and contractual commitments; flag cash-flow risks early.
• Keep a tight control on the fitout cost
• Optimisation of all cost FMS, fitout, G&A; etc Business partnering and reporting
• Own finance for a defined set of business units or departments: budgets, forecasts and variance reviews.
• Produce monthly MIS and centre-level P&L; views for leadership.
• Coordinate with accounts, tax and audit teams to keep books and compliance on track. What we're looking for Must have
• MBA (Finance) from a reputed institute, with 4–5 years in business finance, FP&A;, deal advisory or a founder's office.
• Hands-on experience reading and negotiating commercial agreements (leases, service contracts, commission terms).
• Strong financial modelling and Excel skills; comfortable building a deal model from scratch.
• Clear, confident communication in writing and in the room with senior external stakeholders.
• The judgement and backbone to push back, including on the founder, with data. Good to have
• CA qualification (strongly preferred).
• Background in real estate, coworking, hospitality or other multi-location businesses.
• Experience setting up approval workflows, delegation of authority or finance controls in a scaling company.
