Key Responsibilities
Concept-to-Design Management Manage the complete design cycle in coordination with architects, interior designers, landscape consultants, lighting specialists, kitchen consultants, and acoustic engineers. Scrutinize architectural layouts, Interior Fit-Out (FF&E;, OS&E;), and working drawings to ensure brand standards, operational functionality, and constructability. Ensure optimal space planning for back-of-house (BOH), front-of-house (FOH), kitchen workflows, MEP access, and life safety. Technical Planning & Engineering Oversight Supervise and review MEP (Mechanical, Electrical, Plumbing), HVAC, Firefighting, STP/WTP, ELV (BMS, CCTV, Access Control, Wi-Fi/IT), and kitchen exhaust/scrubber engineering designs. Resolve technical clashes between structural, MEP, and interior fit-out drawings before on-site execution. Implement value engineering strategies to optimize lifecycle costs without compromising hospitality quality or brand identity. Execution & Construction Management Lead day-to-day on-site project execution, managing general contractors, sub-contractors, and specialist vendors across civil, structural, finishing, and joinery packages. Establish detailed Master Project Schedules (using MS Project / Primavera) covering milestones, critical paths, and procurement lead times. Maintain rigorous standards of quality control (QA/QC), finishing craftsmanship, and occupational health and safety (EHS) on-site. Procurement & Commercial Management Formulate contracting strategies, prepare detailed Tender Documents, Bills of Quantities (BOQ), and Scope of Work (SOW) matrices. Lead techno-commercial negotiations with contractors and specialized hospitality suppliers (kitchen equipment, custom millwork, fixtures, FF&E;). Monitor cash flow projections, certify contractor/consultant billing, and control variation orders to protect project margins. Statutory Approvals & Liaison Oversee statutory approvals and liaison processes specific to hospitality developments in Mumbai (MCGM,



CFO Fire NOC, Health Department, FSSAI, Pollution Control Board, Excise, Heritage clearances where applicable). Secure building permissions, occupancy certificates (OC), and licenses required for hotel and restaurant launch operations. Testing, Commissioning & Operational Handover Direct snagging, desnagging, integrated system testing, and commissioning across all building services and kitchen setups. Facilitate seamless handover to the Hotel/Restaurant Operations team, including handover of as built drawings, O&M; manuals, warranty certificates, and staff technical training. Required Qualifications & Experience

Education:
Bachelor’s Degree in Civil Engineering, Construction Management, or Architecture. Master’s Degree in Construction Management / Project Management or PMP certification is an advantage.

Experience:
15–20+ years of total experience in civil execution and project management, with at least 8–10 years dedicated to heading greenfield and brownfield hospitality projects (star hotels, boutique resorts, and premium fine-dining restaurants). Demonstrated track record of delivering at least 2–3 full-cycle hospitality projects from design sign-off to live launch. Location & Mobility: Must be based in or willing to relocate to Mumbai. Familiarity with Mumbai’s local municipal bylaws, development control regulations (DCPR), contractor ecosystems, and local supply chains. Key Technical Competencies & Skills Technical Acumen: Strong command over MEPF, specialized commercial kitchen ventilation, cold room installations, acoustic treatment, life-safety codes (NBC), and waterproofing systems. Tools: Proficiency in AutoCAD, MS Project, Primavera P6, MS Excel, and BIM/Revit review tools. Commercial Acumen: Solid expertise in cost engineering, rate analysis, contract conditions (FIDIC / customized item-rate / EPC), and claims resolution. Leadership: Exceptional cross-functional leadership skills to manage multidisciplinary teams of consultants, site engineers, corporate stakeholders, and external agencies.
